This Week's Dallas-Fort Worth Deal Sheet

AHV Communities is bringing a new build-to-rent development to McKinney.

The 157-unit community will be managed and maintained on-site and will offer a variety of floor plans ranging from three to four bedrooms, according to a July 6 news release. The homes will also include two-car garages, enclosed backyard space and smart home features. A pool, 24-hour fitness center, dog park, game court and more will be available as community amenities.

“All of our rental communities are designed to attract quality residents and are well cared for to ensure marketability, long-term success and enduring value for the city,” AHV Communities co-founder and CEO Mark Wolf said in a statement.

The community will be built along U.S. 380 near a major retail center that includes Walmart and McKinney’s first Whole Foods, scheduled to break ground in the coming months.

Wolf said AHV chose McKinney due to its high level of in-migration as well as the growing need for more rental housing in DFW.

“As a company, we are highly strategic about where we build, evaluating each community location’s prospects for years to come,” Wolf said. “Like other cities in Texas, metro Dallas is experiencing heightened demand for quality rental housing options, especially as so many are getting priced out of the for-sale home marketplace due to rising interest rates.” 

AHV expects to break ground on the development in early 2024.

Financial services firm Tauro Capital Advisors Inc. opened its first Texas office at 7520 Dallas Parkway in Plano. Matt Mueller, a senior adviser at Tauro with more than 18 years of experience in commercial real estate, will head the office. In his career, Mueller has held multiple responsibilities, including joint venture structuring, equity and debt placement, acquisitions and third-party brokerage services.

Colliers facilitated the sale of 12509 U.S. Highway 287, a more than 50K SF, multitenant office/warehouse investment at 12509 North Saginaw Blvd., Fort Worth. Cody Payne, senior vice president at Colliers, negotiated the transaction on behalf of the buyer and seller, both private investors.

Arden Logistics Park acquired DFW Infill Portfolio, a 19-building industrial portfolio totaling 764K SF. The portfolio was sold by MoxieBridge, a private real estate firm based in Dallas, as part of a planned disposition strategy. The portfolio consists of an assemblage of properties located within infill locations in DFW submarkets. The transaction was sourced through JLL out of the Dallas office.
