Rosewood Property Co. To Add Retail, Residential To Plano Mixed-Use Project
The developer of a huge mixed-use project in Plano has reimagined the final phase to add more residential and experiential retail to the area.
The Plano City Council approved a zoning change last month for around 45 acres of Rosewood Property Co.’s Heritage Creekside mixed-use development. The change will allow the developer to add more residences as well as retail, restaurant and entertainment space, the Dallas Business Journal reported.
Rosewood previously had the area earmarked for office space and a hotel.
“After more than a decade of marketing for office development at Heritage Creekside, we’ve taken a fresh look at the market and are evolving the undeveloped land to better meet the needs of today’s residents and businesses,” Rosewood Senior Vice President Tim Harris said in a release received by Bisnow.
“By prioritizing residential and experiential retail, we’re creating an opportunity for destination-driven entertainment, restaurant and retail concepts in a walkable, cohesive mixed-use design that reflects meeting the demand of the neighborhood and overall DFW market.”
Work on the newly rezoned portion of the 156-acre development is slated to start in about a year and wrap up by 2032.
Rosewood also has around 300K SF of space along Custer Road that could still be used for a corporate office if a tenant approaches the company about moving to Heritage Creekside.
The developer has finished around 70% of the project, at the intersection of the President George Bush Turnpike and Custer Road, which it started more than a decade ago. Heritage Creekside currently has more than 2,000 residents and around 1,300 multifamily units, including the 326-unit The Ludlow community at 601 Belpree Drive that was completed in 2023.
Rosewood officials said the 338-unit The Buckley apartment complex at 600 Kissimmee Drive will be finished soon.
The development also has more than 23K SF of retail and restaurants such as Flying Fish and Rodeo Goat.
Another mixed-use project could soon get underway in Plano, as the owners of The Shops at Willow Bend said they plan to demolish a significant portion of the 1.4M SF mall to redevelop the site with residential units, a hotel, an office building, and retail and restaurant space.
The Dallas Stars have reportedly been eyeing the Plano mall site for the construction of a possible new hockey arena. But Cawley Partners CEO Bill Cawley and Centennial CEO Steven Levin said they're moving forward with their planned redevelopment of the mall, whether or not the NHL team comes to town.
