Sunair Products To Double Size Of HQ With Industrial Buy: The DFW Deal Sheet

Sunair Products Inc. closed on an 11-acre property that will enable it to consolidate operations and establish a new headquarters and distribution campus near its current North Texas base of operations.

The wholesale distributor of air conditioning components purchased a 124K SF industrial project at 6550 Wuliger Way in North Richland Hills that is more than double the size of its current facilities in Haltom City. 

The Wuliger Way development, which was built in 1981, features more than 12K SF of corporate office space and a nearly 112K SF cross-dock warehouse with 15 dock doors. The 11-acre tract also includes a truck court with 56 trailer stalls, a 117-space parking lot and one acre of outside storage.

Bradford Commercial Real Estate Services’ Luke Clardy represented Sunair Products in the acquisition.

"Sunair's growth took it from a national distributor to a global one,” Clardy said in a statement. “The company was long overdue to expand its Fort Worth-area headquarters and distribution hub."

KBC Advisors’ Will Carney and Brad Balke represented the seller, TLP 6550 Wuliger Way LLC, in the transaction.

Sunair plans to renovate the office space and build upon the existing footprint to create a “first-in-class headquarters,” Clardy said. 

The facility’s warehouse and office were move-in ready, which was important as the company wanted to get the bulk of the move done before its peak season in the summer. 

"Sunair is creating a headquarters for the future so it can continue to grow the business here and abroad," Clardy said.

Behringer and Orangestar sold the flex industrial/showroom property at 4880 Alpha Road in Farmers Branch to a publicly listed wholesale distributor. After it was acquired in July 2023, 4880 Alpha Road received refreshed interiors and exteriors, enhanced landscaping and mechanical upgrades. Stoic Real Estate Partners’ Chad Albert and DJ Draper managed the leasing campaign and facilitated the sale of the property.

IMT Capital sold the 438-unit IMT Prestonwood multifamily property in Dallas. The four-story community was built in 2018. Institutional Property Advisors’ Joey Tumminello, Drew Kile, Michael Ware, Taylor Hill, Shelby Vosburg and Jack Windham represented the seller and procured the buyer.

Birtcher Anderson & Davis Associates Inc. acquired the 50K SF Airport Circle Business Park at 1103-1109 S. Airport Circle in Euless through its partnership with ABR Capital Partners for an undisclosed figure. Rich Young Co.’s Rich Young Jr. represented the seller.

Avison Young negotiated two office leases totaling 80K SF on behalf of the building ownership at 1720 Lakepointe Drive in Lewisville. The transactions include a new lease of nearly 50K SF with Prime Controls and a 30K SF lease renewal with BayMark Health Services. Those leases bring the building to 100% occupied. Avison Young’s Michael Bowles represented the building’s owner, GL Corporate Pointe LP, in both transactions.

CONSTRUCTION AND DEVELOPMENT

Park Place Dealerships, part of Asbury Automotive Group Inc., broke ground on a new Porsche dealership and an expanded Volvo facility on Lemmon Avenue in Dallas. Park Place Dealerships purchased the 15-acre site in December 2024 and plans to complete construction of the Porsche dealership in 2027. The Volvo dealership has been under renovation for the past eight months and is expected to be completed in early 2027. Park Place Porsche plans to move to the site at 6000 Lemmon Ave. next year.

Global mining technology business Weir plans a $3.4M investment to expand its Minerals Division headquarters in downtown Fort Worth. The project is expected to start later this year.

Moss Construction started work on the first phase of the $1.7B Westside Village mixed-use district west of downtown Fort Worth. The initial phase will include a 308-unit luxury multifamily community and a 100K SF trophy office building with ground-floor retail, two restaurants, a private social club and a jazz club. 

Westside Village is being developed by FW Westside RE Investors LLC, a partnership between Keystone Group LP and Larkspur Capital LP. The first phase’s office building was designed by Michael Hsu Office of Architecture, with Corgan serving as architect of record. Corgan is also leading design for the multifamily building, and GGN is leading the design of the district’s public spaces.
