Capri Capital Partners selected Cushman & Wakefield to manage and Capstar Commercial to lease Preston Commons and Sterling Plaza. Capstar prez Bret Bunnett calls the Preston Center area, where both properties are located, one of the preferred submarkets in Dallas and says the buildings are laid out well for any size tenant.
 
Preston Commons
Preston Commons, above, is a three-building, Class A office complex totaling 421k SF at 8111 Preston Rd. It’s 78% leased. Sterling Plaza, at 5949 Sherry Lane, is a 305k SF Class A office building that is 81% leased. CushWake began the new management assignment of both properties on March 1, while Capstar Commercial continues the leasing responsibilities it has provided the past five years.

Two leases were inked at Las Colinas Medical Center Plaza One at 6750 N. MacArthur in Irving. The Medical and Surgical Clinic of Irving will occupy 4k SF and Dallas Associated Dermatology signed for 4k SF moving from its Royal Lane location into the medical center on Feb. 1. Lincoln Harris Corporate Services Group’s Tom Cheatham negotiated the deals.

Union Pacific Railroad Company renewed its lease and expanded to 6k SF at 8615 Freeport Parkway in Irving. Mohr Partners’ Rob Pipkin repped the railroad and Bryan San Angelo repped the landlord.

Animato Technologies Corp. signed a long-term lease to keep its headquarters in the Uptown-Turtle Creek submarket, with a late March relocation to the eighth floor of the Gaedeke Group LLC's 16-story Regency Plaza, picking up about 200 SF of additional operating space. The relocation from 3333 Lee Parkway coincides with the expiration of a five-year lease. The 7k SF 90-month lease at 3710 Rawlins St. brings the Regency Plaza occupancy to 71%.

The American Bottling Company leased 13k SF of industrial space at 400 Industrial Park Dr. in Jackson, Miss., from Blands-Williams Investment Company. CBRE’s Nathan Lawrence and Seth Kelly represented the tenant.

Development

Hillwood broke ground last week on one of the final phases of its 2,400-acre Twin Creeks residential community in Allen. The next phase includes 40 lots in the Lexington Village section of Twin Creeks, which is the largest master-planned community in Allen. Homes on the new lots will be built by Sanders Custom Homes with a $500k to $900k price tag. The lots are expected to be completed by the end of the year. After this phase, only 59 more lots will remain to be developed in Twin Creeks; 30 of those lots are in the Lexington Village section. The remaining lots are in the Wimberley Place section, where homes start at $1 million.

Execs on the Move

Loan originators Brant Smith and Andy Hill joined Berkadia Commercial Mortgage and will be joining Matt Greer in Berkadia’s Austin mortgage banking office. Smith and Hill report to SVP Mike Bryant, who leads Berkadia’s management team in Texas. Smith, along with Bryant and SVP John Koeijmans, both based in Dallas, also will be responsible for recruiting loan originators for the recently opened Houston mortgage banking office. Smith and Hill joined Berkadia from NorthMarq Capital. Prior to joining NorthMarq in mid-2009, both Smith and Hill spent a number of years as top originators in the Houston office of Capmark Finance Inc. Berkadia, a privately held company in which Berkshire Hathaway Inc. has a 50% ownership interest, acquired Capmark’s origination and servicing businesses in December 2009.

Chris Maguire is resuming his role as CEO of SRS Real Estate Partners, a position he held from 1993-2009. Maguire, founder and chairman of SRS Real Estate Partners, replaces Clay Smith, who is leaving the company effective April 2. As founder, Maguire has been associated with the firm for over 25 years. In addition to his renewed role as CEO, he will continue to chair SRS’ board of members and lead Cypress Equities, an affiliated firm he founded in 1995.

Bob Helterbran rejoined Grubb & Ellis Company as Multi Housing Group VP. He returns after spending more than two years as SVP of Transwestern's Multi-family investment sales division. Prior to joining Transwestern in 2007, he spent three years with Grubb & Ellis as Multi Housing Group VP.

Jay T. McCormack joined Dallas-based GVA Cawley’s San Antonio office as senior director, becoming the first broker to be hired for the seven-month-old office by local managing director Stephen C. Hall. McCormack most recently was SVP in the San Antonio office of Dallas-based Stream Realty Partners. In addition to a brokerage role, Jay will assist with business development and mentor younger brokers as GVA Cawley expands the local team.

Technology

CB Richard Ellis is launching an iPhone application. The app offers initial features including: 

  • ability to search CBRE global office locations
  • ability to search contact info for CBRE personnel globally
  • access to CBRE’s Global Office Occupiers Guide, a comprehensive reference guide on leasing practices and protocols around the world.

CBRE is the first commercial real estate services firm with a corporate iPhone app. It plans to add more functionality, including more research tools and information, on a regular basis.
