We dropped by the Haynes and Boone last week and quizzed partner Ann Saegert in advance of our Retail Summit tomorrow morning at the Westin Galleria. (She'll be moderating.) Repping institutional investors, Ann says she's seeing pension funds,REITs, and other funds (which would traditionally prefer stabilized assets) looking at entrepreneurial opportunities to meet their yield horizon. Mezz funding to get an earlier return isn't out of the question either. Cash is king right now, due diligence is fast, and there is a whole new underwriting risk structure, she says.Tomorrow, she'll ask our panelists how they're dealing with that. Ann's horizon: She and her husband are celebrating their son's recent college graduation, and she's celebrating the 40th anniversary of  Haynes and Boone, where she has been a lawyer since 1978, calling the firm her "second family."
