After moving into the Stanford Corporate Center earlier this month, Henry S Miller Brokerage industrial prez Greg Trout and SVP Jerry Averyt grabbed the exclusive leasing assignment for the 271k SF building, which includes one of the largest available contiguous space along the Tollway, they tell us.
Here's Greg and Jerry at HSM's new home at 14001 N Dallas Pkwy. Jerry tells us there's 142k SF available with 130k SF of contiguous space across six floors, which was vacated when Encana built its own building, Greg says. What'll grab tenants: accessibility and visibility along the Tollway, covered parking for tenants, and surface parking for visitors. There's also a health club next door (so you can tell your boss you're exercising at lunch... whether you do or not is your business). HSM moved into the building on Nov. 1 taking about 25k SF and will likely expand into further space as the company is expanding, Greg tells us.
Greg and Jerry tell us the Tollway/SH 121 submarket has been one of the hottest office markets for several years and continues to show tremendous interest. As a result, the quality office buildings along the Tollway south toward LBJ Freeway have seen a dramatic increase in leasing activity over the past two to three years. That's one reason they think the Standford Coporate Centre is positioned to accommodate a new HQ in that 130k SF.
