City Approves Rezoning For 99-Unit Pilsen Apartment Project

The City Council approved a request to change the zoning of a Pilsen warehouse that's been vacant for over 30 years, to make way for redeveloping it into multifamily housing.

Fox Chicago plans to build 99 apartments in the building at 21st and Laflin. It's a mix of one-, two- and three-bedroom units and will contain 52 parking spots and 4,200 SF of retail, DNAInfo reports. Only 10% of the units will be allocated for affordable housing, the minimum required under the city's affordable requirements ordinance. But the city zoning committee approved the plan because Fox Chicago is giving 1.5 acres to Juarez Community Academy to expand the school's sports fields.

Warehouse-to-apartment conversions are all the rage in Pilsen. Baum Development wants to transform a warehouse at 931 W 19th into 111 apartments. [DNA]
