Chicago's commercial office developers are planting an unconventional crop of community-centered workplaces. One up-and-coming trailblazer? The 625 West Adams office building, still under construction.

The soon-to-be completed 20-story, 438k SF office building is a joint development between White Oak Realty, USAA Real Estate and CA Ventures (Vanderbilt Partners). The mid-rise edifice is springing up right in the heart of Chicago, ideally situated in the West Loop at Adams and Des Plaines streets. It is less than three blocks from Metra and CTA and just a block east of the Kennedy Expressway. Commuters who elect to drive to work can take advantage of the building’s secure 400-car parking.

The location and notable features of 625 are well-suited to attract and retain a younger, urban professional crowd. The building comes loaded with a wine bar (featuring a happy hour) adjacent to a 5k SF outdoor deck with gas fireplaces. The building further features a conference center and complete on-site fitness center, and incentives to try new wellness regimens, such as yoga classes.

Tenants will find 10-foot-high glass window views showcasing 360 degrees of unobstructed views on every floor. The building additionally offers a highly efficient 32k SF office floor with only four interior columns and 14-foot-high ceilings. Two exclusive outdoor tenant terraces are in the middle and top of the building overlooking Heritage Park and the city skyline.

Furthermore, the ground floor will feature a 30-foot-high glass lobby and 2,500 SF of retail, with direct access to a 1,200-person two-story auditorium. 625 West Adams is expected to hit the ground running as an integral part of Chicago culture and living. 625 West Adams offers immediate access to outdoor space, with its entrance directly across from Heritage Park. It aims to incorporate natural settings into an urban work environment, which is rather unusual for new construction. Typically, adaptive reuse buildings can be modified to accommodate these new features, but generally lack the infrastructure to play on the same level as newer projects.
