Leopardo's Family Office Snags New HQ: The Chicago Deal Sheet

Alexander West Capital, the family office of the Leopardos, bought a 48K SF office and industrial building at 1100 W. Monroe St. in Fulton Market for $7.4M.

The property will be the new home for Leopardo Construction’s Chicago operations. The three-story building features efficient floor plates, industrial storage, three exterior docks on the first floor and 37 surface parking spaces.

Greenstone Partners' Jason St. John represented the buyer, while Transwestern's Andy Davidson, David Kimball and Jay Beadle represented the seller. 

“This is a generational acquisition — one of the few sites in the Fulton Market / West Loop neighborhood with over 30,000 square feet of land and the authenticity and durability of a timber loft structure,” St. John said in a press release. “It provides Leopardo with a highly functional headquarters today and the long-term potential for a redevelopment one day.”

Clune Construction promoted 10 employees to vice president roles across a variety of departments. The newly promoted executives include: Brian Cosgrove; Colleen Deutsch; Neil Dose; Jake Hill; Rachelle Mason; Pat Mason; Dan MacNamara; Brock Neirynck; Peggy Newquist; and Roland Raffin.

Avison Young hired Stefan Ivanisevic to join the firm as vice president for tenant representation services. Prior to joining the company, he served as a senior associate at JLL, where he specialized in tenant representation for office users in the Chicago area.

Lee & Associates promoted Grant Bollman to senior vice president. Bollman represents tenants and investors in the acquisition and disposition of office space.

McHugh Construction appointed Jaime Zwierzynski as director of business development. In her new role, Zwierzynski will focus on expanding McHugh’s client base and project pipeline through targeted relationship-building and data-driven insight. She comes to McHugh with over 12 years of experience in the architecture, engineering and construction industries.

Inland Mortgage Capital added Ashley Szatkowski as vice president of credit administration. She will be responsible for managing the underwriting process, ensuring timely evaluations of new loan originations and coordinating loan closings in collaboration with the closing group.

LEASES

CCS signed a 159K SF lease at 1301 Frontenac Road in Naperville. Core Industrial Realty’s Noel Liston and Nick Krejci represented ownership, while Transwestern's Joe Karmin represented the tenant.

Glenstar executed three leases totaling 100K SF at Presidents Plaza, a two-tower, 831K SF office complex at 8600-8700 W. Bryn Mawr Ave. FM, Do It Best and Meitheal Pharmaceuticals signed the three leases.

Highland Real Estate Partners paid about $10.3M for 516 W. Arlington Place, an eight-story, 14-unit multifamily property in Lincoln Park. Built in 2022, the building is fully occupied and includes a rooftop deck, garage parking and private balconies. CBRE’s Justin Ross and Danny Byrne represented the seller.

Portokali Investments acquired a 48K SF building at 933 Tower Road in Mundelein for an undisclosed price from a former printing company. DarwinPW Realty/CORFAC International's George Cibula and Dan Prendergast represented the buyer, while Brown Commercial Group’s Collin Tyrrell and Dan Brown represented the seller.

The Mehmeti family purchased 6930 N. Greenview Ave. in Rogers Park for $9.6M from an undisclosed seller. The vintage mixed-use building includes 66 apartments and five retail spaces. Interra Realty's Patrick Kennelly represented the buyer, while Interra's Joe Smazal represented the seller.

Silver Property Group closed on a 20-unit multifamily building at 2200 N. Avers Ave. in Avondale from Pioneer Acquisitions. This marks Silver Property Group's sixth and final building acquired from Pioneer Acquisitions as part of a broader 117-unit portfolio transaction totaling $22.3M.

CONSTRUCTION AND DEVELOPMENT

BGO completed an $8M amenity center within its Class-A office building at 200 W. Madison St. with Gensler. The full-floor amenity center includes a fireplace lounge and coworking areas, a fitness center, a conferencing center, boardrooms and a game room equipped with a golf simulator, pool table and shuffleboard.
