Chicago Stars Unveil Plans For Suburban Training Center: The Chicago Deal Sheet
The Chicago Stars, the city's National Women’s Soccer League club, released plans for a new team performance center and operations hub set to open in suburban Bannockburn in 2027.
The performance center will feature two full-size soccer pitches and a goalkeeper-specific pitch. The 45K SF adaptive reuse building will include wellness and recovery spaces, a weight room with indoor and outdoor access, and spaces designed to enable mindfulness.
"Our aim is for the performance center to serve as a point of community pride and a landmark asset that reflects our club’s identity," said Chicago Stars Executive Chairperson Laura Ricketts in a press release.
Construction is slated to begin in the spring, and the reported cost of the project is between $30M and $40M, including the purchase price, Crain's Chicago Business reported.
The team selected Marquee Development as its development partner for the project.

Alterra IOS scooped up a portfolio of 11 industrial outdoor storage properties across the U.S., including one in Joliet. The total portfolio spans 31.6 usable acres and includes over 206K SF of warehouse space, with the Joliet location comprising 1.4 acres of 12K SF of warehouse space. Colliers' Tom Lasky and Anthony VanVoorhis brought the transaction to Alterra.

Xroads Real Estate Advisors purchased Lincolnwood Town Center for $12.3M after a foreclosure process, The Real Deal reported. The sale price was a sizable drop from a 2014 loan of $52.8M. The 423K SF property at 3333 W. Touhy Ave. and McCormick Boulevard was formerly owned by Washington Prime Group before the company filed for bankruptcy in 2022.

NewMark Merrill Cos. acquired Lake Meadows Shopping Center, a 179K SF retail center on the corner of South Martin Luther King Drive and East 35th Street in Chicago, from Draper and Kramer. The center features Jewel-Osco, LA Fitness, Foot Locker, CVS Pharmacy and other tenants. NewMark Merrill was represented in house by Sandy Sigal, Jim Patton, Brad Pearl, Sandra Kist, Susan Rorison and Matt Gugliciello. JLL's Michael Nieder, Brian Page and John Dettlaff represented the seller.

An undisclosed buyer purchased a development site at 12-16 W. Maple St. in Gold Coast for $6.5M. The site is currently filled by a 21K SF mixed-use building and zoned for a variety of uses, including retail, residential and hospitality. Greenstone Partners' Danny Spitz and Malek Abdulsamad represented the seller in the deal.

Tryperion Holdings purchased Mid America Plaza, a two-building, Class-A office complex in Oak Brook Terrace, for an undisclosed price from Equus Capital Partners. The two 10-story towers total 413K SF, and the property was recently renovated. The complex is 87% leased. JLL's Sam DiFrancesca, Jaime Fink, Bruce Miller and Misha Katashevich represented the seller, while JLL's Lucas Borges, Matt Maksymec and Ryan Planek advised Tryperion on the debt for the deal.
CONSTRUCTION AND DEVELOPMENT
Hernandez Development completed Carol Stream Self Storage, a 72K SF, Class-A self-storage facility at 27W010 North Ave. in Carol Stream. The facility is designed to meet the growing storage demand in DuPage County. The three-story building features 625 climate-controlled units.
