Carter Validus Cashing Out Huge On Northlake Data Center

Digital Realty Trust, with its June acquisition of Dupont Fabros in the rearview mirror, is adding to its Chicago holdings. The world's largest data center REIT has agreed to buy one of the largest Chicago suburban data center assets in a nine-figure deal.

Digital Realty Trust is buying a 250K SF center in Northlake for $315M. Carter Validus Mission Critical REIT acquired the facility from Ascent Data Center in 2014, and Ascent has continued to operate it as a multi-tenant data center and oversaw an expansion suite for an enterprise tenant there last year. The center sits on 19 acres, giving Digital Realty Trust plenty of room for expansion to meet both hyperscale and enterprise demand.

The Chicago data center market has the lowest vacancy rate in the U.S.

Digital Realty Trust and Dupont Fabros each have new data center projects under construction, with a projected 41 megawatts of new capacity; nearly 29 MW have been pre-leased.
