NEW PRAIRIE  OFFICE COMPANIONS
In the largest transaction in the REIT's history, CBRE Realty Trust, in a JV with Duke Realty, purchased 13 buildings in the Midwest, including two in Lake Forest. The $348M deal is made up of Class-Aoffice towers in Illinois, Minnesota, Ohio, and Florida.

CBRE's Phil Kianka tells us that while gateway markets have been in vogue for a few years, the consistency of the Midwest also makes for a good investment. (They're also polite and understated in the Midwest, we've noticed, which is why it's perfectly natural to describe entire swaths of the nation as "consistent.") With the average occupancy on each property at 96%, Phil thinks they got a good deal. The portfolio is located in stabilized metros like Cincinnati, Columbus, Minneapolis, and Ft. Lauderdale, and Phil says geographic diversity is also a good selling point. The two Chicago-area buildings are the 105k SF One Conway Park and 100k SF West Lake at Conway, both in Lake Forest.
