Landlords and tenants need to come together and find solutions about how to incorporate rules for going green into their leases. That's why Stone & Johnson's Rick Prohov, dbHMS's Aubrey Swift, Tishman Speyer's Vicki Noonan and Ryan Tinnus, Litcon Group's Caryn Smith, and MB Real Estate's Natalie Stanley gathered for a USGBC meeting on Thursday. Landlord reps agreed that rules need to be placed in the lease about who is responsible for tasks like common-area recycling and green cleaning, but tenants shouldn't lose their lease for accidentally comingling their newspapers with their lunch scraps. Tenants want simple solutions that aren't cost prohibitive. But as more and more buildings go green, leases should become more standardized, the group said.
