Pharma Company Moving Headquarters From Suburbs To Downtown Boston
DivcoWest has lured a pharmaceutical company from the suburbs to its One Lincoln office tower downtown.
Collegium Pharmaceuticals signed a 40K SF lease at the office tower for its corporate headquarters, the company announced Monday. The firm plans to move in the first quarter and will occupy portions of the 11th and 12th floors.
Collegium is relocating from 100 Technology Center Drive in Stoughton. The company signed a roughly 51K SF lease in 2018 at the office and lab building owned by Braintree-based Campanelli.
The company joins several other tenants at One Lincoln: HarbourVest, WeWork, law firm Sherin and Lodgen, advisory firm CFGI and artificial intelligence company Lovable, which signed a 6K SF lease in April.
"As companies continue to prioritize spaces that support collaboration and employee experience, we're proud to offer a workplace that meets those evolving needs and look forward to this partnership," DivcoWest Managing Partner Mark Roopenian said in a statement.
DivcoWest became the landlord after winning the 1.1M SF office tower at auction in March 2025. DivcoWest and MSD Partners had acted as the lender for the property, previously owned by Fortis Property Group.
Since then, DivcoWest has invested $100M to reposition the property. It added new amenities, including a two-story health and wellness club, a tenant lounge and a seventh-floor amenities center.
Newmark’s Gil Dailey and Dave Martel represented DivcoWest in the transaction, with Avison Young’s Justin Dziama and Connor Hayes representing Collegium Pharmaceutical.

"As market conditions have shifted, companies are taking advantage of the opportunity to upgrade their workplace experience, improve accessibility for employees and establish a stronger presence in the urban core. For Collegium, One Lincoln provided the chance to accomplish all of those goals in one move."
Over the last several years, other companies have relocated to Boston from the suburbs.
EMD Serono moved from Rockland to occupy 60K SF at 200 Pier Four Blvd. in the Seaport in 2024. Dynatrace moved from Waltham to a 25K SF office at 280 Congress St. in early 2025, and Hasbro moved from Rhode Island to a 265K SF office at 400 Summer St. in September.
