FelCor Lodging Trust closed on the previously announced $98.5M cash acquisition of the storied Fairmont Copley Plaza Hotel in Back Bay.

FelCor will also invest $20M to refurbish the 383 guest rooms, the public areas, and add a new fitness center. CBRE Hotels?Kevin Mallory led the team that advised an affiliate of Fairmont Hotels & Resorts on the transaction. Fairmont will continue to manage the property under a long-term agreement.***King Street Properties bought 101 Hartwell Ave. in Lexington, an empty, 40k SF office building from AMB Property Corp. CBRE Capital Partners' team of Patrick Cavanagh, Gary Lemire, Mike Ripp, and Rob Kinlin repped AMB. Mike Ripp and Rob Kinlin helped find the buyer. King Street plans to do a spec lab conversion for delivery in January. Adjacent to Hansom Field, the building is just off Rt. 128. The price wasn't disclosed.
Leasing
At 55 Cambridge Parkway, a 277k SF office overlooking the Charles, nearly 60K SF of leases were signed, filling up the building. Lincoln Property Co.'s John Miller and Jeffrey Moore represented the investment manager, Invesco Real Estate.
  • The research shop IHS renewed its lease and expanded to 43k SF represented by Colliers Meredith & Grew's Joe Flaherty and Ben Coffin.
  • Advisors CSP Associates renewed its lease and expanded to 7.7k SF.
  • Life science advisor, Scientia Advisors, signed up for 7k SF in a relo from One Main Street, repped by FHO?s Ted Lyon.
***The Salter School signed a 10-year, 17k SF office lease at 1250 Hancock St. in Quincy, a 349K SF building where Harvard Vanguard is the lead tenant. This is a new location for the school, which is also in Malden, Tewksbury, Fall River, and New Bedford. CresaPartners' Adam Subber, Dan Sullivan, and Chris Crooks repped for the tenant.

Symantec Corp. leased 59k SF at Waltham Place, 275 Second Ave. in Waltham for five years. Previously, it subleased space in the building now owned by Manulife Financial through its US subsidiary, John Hancock Life. Cushman & Wakefield's David Townsend represented Symantec and CW?s Mark Roth was at the table for Manulife.

Construction
J. Calnan is doing a gut renovation on part of 541 Main St., Weymuth, a 105-year-old former mill building, for owner Atlantic Management. Calnan is converting 25k SF into medical offices and building a 3k SF addition to house new medical equipment: a CT scan, X-Ray and Fluoroscope.***Integrated Builders completed a 30k SF renovation and addition for System Maintenance Services at 2 Cabot Rd. in Hudson. The job included a 13.5k SF addition to SMS?s Greater Boston service operations center.

inSegment will plan and execute web marketing for Fenway Triangle Triology, 1M SF of residences and retail on Brookline Avenue and Boylston Street.
People
WinnCompanies announced that it has appointed Michael Defferding VP of property management operations for WinnResidential Military Services. WinnMilitary, a JV between WinnResidential and Actus Lend Lease, builds and runs military housing for about 40k service members and their families nationwide. Mike, a West Point grad, previously was an EVP at Forest City, which also runs housing for the military.
