Boston
Development Berklee College of Music celebrated the completion of its latest academic building at 7 Haviland St . in the Fenway on Thursday. Last year, Berklee acquired the old Fenway Community Health, which relocated to a new building at 1340 Boylston St. The old FCHC, three stories with 16k SF, was renovated into teaching space and faculty offices. Surface parking was converted into open space with landscaping, tables, and chairs for the school and its neighbors. Mayor Menino's chief of staff Mitch Weiss and the BRA's John Palmieri attended to highlight the city's role as a rainmaker: It connected the two parties and reviewed Berklee?s design.***The redevelopment authority board approved these projects last week:

Children's Hospital got the green light to start construction this spring on a $100M expansion of its main building which should be completed by 2013. The new 80k SF, 10-story facility designed by Payette Architects will have about 40 new beds as a lateral addition to Children's existing eight-story building. Overall, Children's has a 2.3M SF campus and 386 beds in the LMA.

Greylock Glenville will start construction in Q3 on a three-story, 19 unit residential building at 17-23 Greylock Road, Allston. The building designed by RODE Architects is scheduled for completion by Q1 2012.

The BRA will transfer five parcels to the City of Boston for the Justice Edward O. Gourdin Veteran?s Memorial Park in Roxbury in Dudley Square adjacent to the new Area B2 police station which is under construction.

The Redevelopment Authority will issue RFPs for two parcels with a total of 284k SF in the Marine Industrial Park for uses such as seafood processing, manufacturing, biotech, and life sciences.

Brigham & Women's Hospital's redevelopment of the Mass. Mental Health Center on three sites in the Longwood Medical Area and Mission Hill. It will work with the Roxbury Tenants of Harvard to build 634k SF in four buildings. The Partial Hospital/Fenwood Inn Building will include a 47-bed transitional shelter for homeless men and women, a five-bed crisis stabilization unit, and 8,260 SF of partial hospital and outpatient treatment space. The Binney Street Building will have 56k SF of new clinical and administrative space for BWH outpatient uses. The Residential Building will have 136 housing units including 66 affordable rentals and about 70 condos. The Brigham & Women's Building of 359k SF will have clinical offices. Demolition is planned for Q2 with construction of the Partial Hospital and Binney Street Building completed by Q3 2011.

Financing


Holliday Fenoglio Fowler?s Greg LaBine and Janet Krolman arranged $7.85M in financing for 25 Commerce Way, North Andover. The borrower, One Clark Street North Andover, obtained the fixed rate loan through Salem Five to be used to refinance existing debt, fund tenant improvements, leasing commissions, and closing costs. The office, industrial, and manufacturing property, 85% leased, is adjacent to the Lawrence Airport and about two miles from Rt. 495.

Sale

NAI Hunneman?s Robert Tito and Jonathan Aron brokered the $3.2M sale of 1441 Elmwood Ave., a 113k SF retail center in Cranston, R.I. They represented the seller, Cardinal Properties and found the buyer, OSJ of Cranston.

Leasing

Joe?s Jeans finalized its lease for a new store in Wrentham?s Premium Outlet Center along with eight other locations in Las Vegas, Seattle, Carlsbad and Cabazon (Calif.), Houston, Leesberg, Dawsonville, and Cincinnati.

Richards Barry Joyce?s John Lashar, Paul Leone, and Jay Nugent negotiated a 20k SF lease for the entire building at 295 University Ave., Westwood for tenant Chase Corp., a manufacturer of protective tapes and coatings. At the new office/lab building Chase will house staff from Albany, NY, Taunton and Randolph. The landlord was represented by Colliers Meredith & Grew.
