In '09, there were only 70 trades of Boston retail properties valued at more than $1 million, down from 140 trades in ?08 and 208 trades in ?07. This year seems to be taking on a similar profile. Through August, Boston has had 50 trades. If sales continue apace, that would duplicate '09?s 70 transactions. But the value of 2010 sales, $288 million, has already surpassed last year 's$255 million. If the pace of activity remains constant, Boston should end the year with $432 million in retail property sales. The disconnect between the number of sales, price per SF and the value of the transactions indicates that more big properties are selling this year than last.
