The most high-profile new development in Downtown Baltimore has its anchor office tenant.

M&T Bank has agreed to a 155K SF lease at One Light Street, which is under construction and will include 280 Class-A apartments, a club and pool, nine floors of office space, 5K SF of ground-floor retail and a 646-car parking garage. M&T will occupy six of the nine office floors, as well as a portion of the retail space — and an M&T Bank logo will adorn the building.

M&T will be consolidating two Baltimore offices into its new Mid-Atlantic headquarters when it moves into One Light Street, projected to be by the end of 2018. The Buffalo-based bank is moving out of its regional headquarters at 25 South Charles St. and a satellite office at 110 South Calvert St., the Baltimore Sun reports. The bank is also closing its branch at 25 South Charles.

Washington, D.C.-based Madison Marquette is developing the 28-story One Light Street, for which it obtained a $44M mezzanine loan from Bridge Investment Group brokered by HFF.
