BISNOW EXCLUSIVE: BROOKSHIRE SUITES SELLS
The Inner Harbor's Brookshire Suites has sold to Modus Hotels. A redesign—complete with lobby bar— is in the works, and exterior painting starts tomorrow. (Speak now or forever hold your peace about the color.)
Brookshire Suites, 120 E Lombard
Conrad Cafritz's Modus acquired the 97-key Brookshire Suites at 120 E Lombard (at the intersection with Calvert) at an LNR auction, though the buyer did not disclose the price. Modus' Aaron Katz told us yesterday his firm is launching a year-long rehab (new lobby, carpets, wall coverings, furniture) and is working on a liquor license for a lobby bar. The property will stay open during the redesign, for which Modus is working with Seattle's Dawson Design. Aaron says Dawson has done a lot of LaSalle and Kimpton properties, and Modus' new VP of operations, Janne Clare, worked with Dawson when she was at Viceroy Hotel Group.

Jennifer Montgomery at 120 E Lombard
Aaron says the Cloud Room lounge on the top floor will become meeting space, featuring the view of the Inner Harbor behind Jennifer Montgomery above. Formerly of Hotel Monaco, Jennifer is the hotel's new director of sales. Aaron also says the kitchen adjacent to the Cloud Room will offer catering for the meeting space and perhaps some food offerings for guests (and presumably water for the clouds). Modus looked into establishing a rooftop bar, but the mechanics just didn't work out.
