At The Towers At Wildwood Plaza, An Expert Staff Ties Together Quality And Luxury Amenities

In 2014, America's Capital Partners purchased the 16-story Towers at Wildwood Plaza for $120M. Designed by Pritzker Prize-winning architect I.M. Pei, the 700K SF office building is strategically positioned between I-75 and I-285. The property was already Class-A, but ACP president Jude Williams saw an opportunity to reinvent the space for a shifting demographic of employees who favor shared spaces and the ability to roam. 

On the ground floor, tenants make use of a 3,500 SF WiFi lounge. Seating is casual, and laptop-carrying employees can choose from lounge seating or various dock stations with upright chairs. At lunchtime, food trucks roll up to the connected outdoor plaza — other dining options include a 3k SF restaurant.

Wildwood Plaza also features a large conference center and a gym the size of an LA Fitness with a signature ACP bike room designed for both triathletes and commuters. Despite their grandness, these amenities were built to the smallest tenant specifications.

“We never assume that we intuitively know what the tenants need,” Williams said. “When building a gym, we survey the tenants to assess what type of equipment they would prefer, whether that means more cardio or strength training gear. The same goes for conference centers and training rooms; we ask the tenants how many people they need to accommodate rather than designing what works best for us.”

Highly amenitized, efficient business environments translate into a high probability of lease renewals. ACP thinks of its tenant relationships more as a business partnership than a typical landlord/tenant relationship. Atlanta tenant reps have embraced ACP’s approach and quickly became matchmakers, helping ACP curate an eclectic mix of established companies across multiple industries. Top names, including GE, Allstate Insurance, Kellen & Co. and Vonage, maintain offices at Wildwood Plaza.  

Atlanta-based intellectual property law firm Thomas Horstemeyer is the latest company to join the Wildwood family. Come June, it will occupy one of the top floors.

"The views are spectacular," Thomas Horstemeyer managing partner Andrew Crain said. "You can see all of Atlanta, and the location of Wildwood is not near other buildings that would block the view."

The firm was initially attracted to the Class-A amenities, including proximity to running trails in the nearby Chattahoochee River Park. What impressed Crain was the eagerness of the Wildwood staff to make his team welcome — months before its move-in date.

"We wanted to have a big reveal at Wildwood for our employees at the firm," Crain said. "We gathered them together in our pre-existing building a couple of months ago and broke the news that we selected a new home."

Rather than just talk about the space, the firm whisked its team over to Wildwood. "The ACP-Wildwood team was right there waiting for us, and they ushered us to where our space was being built and we had a lovely barbecue lunch. It was really an opportunity to envision what our space would look like." ACP even made sure Thomas Horstemeyer's name was prominently displayed on the building monument sign for the event.

An emphasis on well-trained, detail-oriented and personable operations staff help support the community atmosphere. The staff knows individual tenants by name, and they go out of their way to make them feel supported.

“These industry professionals are not easy to find,” Williams said. Often their dedication and skills are proven behind-the-scenes. “When it comes to our properties, we really have to staff them properly. Stewardship of a world-class asset like The Towers at Wildwood Plaza is an honor. No one can afford to build them like this anymore, so we need to maintain this I.M. Pei-designed iconic asset as if it were the Louvre.” 

For ACP, maintaining the Towers at Wildwood Plaza — and its tenants’ happiness — comes with the keys.
