AI Software Firm Moving HQ To Midtown's Coda

An artificial intelligence firm focused on optimizing machine efficiency is tripling the size of its headquarters and staking a claim at Technology Square’s Coda tower.

Tractian has agreed to lease nearly 22K SF on the sixth floor of Coda for 10 years, The Atlanta Journal-Constitution reported. It is a big leap up from Tractian’s 7K SF headquarters at 201 17th St. in Atlantic Station, according to the AJC.

Georgia Tech is an anchor tenant at the 755K SF tower, taking up about half of the available space. That offers a prime pool of graduates for recruitment, Tractian CEO Igor Marinelli told the AJC.

Coda was originally developed by Portman Holdings, a private real estate development firm, in partnership with Georgia Tech. The digital innovation hub opened in 2019. Portman Holdings entered a joint venture in 2022 with Harrison Street to co-own the building. 

Scotland Wright Associates Managing Director Nathan Williams and CEO Michael Tucker brokered Tractian’s expanded lease deal.

The firm, which creates AI-driven software and hardware to monitor heavy machinery and equipment for inefficiencies, employs 50 people in Metro Atlanta and has a total of 500 employees in North and South America, according to the AJC. The company was founded in Brazil in 2019 but moved to Atlanta before it secured $120M in Series C funding in December 2024. 

Tractian is the latest tech company to grow its commercial real estate footprint in Metro Atlanta. 

Flock Safety, which makes solar-powered license-plate-reading cameras, inked a 35K SF lease at The Medici Building off Northside Parkway to move from its 14K SF headquarters at Westside Provisions, Bisnow first reported.

And autonomous robotaxi company Zoox leased 121K SF at 1375 Seaboard Industrial Blvd. for a fleet operations center, Bisnow reported.

While there has been anxiety about AI’s impact on jobs, Scotland Wright’s Williams told the AJC that the tech industry appears to be heading for a leasing rebound in Midtown Atlanta.
