RocaPoint Eyes Massive Development on Ronald Reagan Pkwy

A former EverBank executive could be driving suburban Atlanta's next big mixed-use project. RocaPoint Partners is eyeing a 134.5-acre site along Ronald Reagan Parkway just south of McFarland Parkway that could encompass nearly 700 residential units and 456,500 SF of commercial space. The firm is already under contract to sell two hotel sites to an unnamed hotel developer, says RocaPoint's Patrick Leonard, a 20-year commercial real estate vet who previously worked with EverBank, along with RocaPoint's Phil Mays. Patrick focused on residential projects prior to the recession. “Post-recession, we're focusing more on mixed-use,” he says.

This isn't the only Atlanta project. The group also has secured land in Grant Park along the Beltline for multifamily, townhouse and single-family homes on a site formerly owned by The Lane Co (here), and land in Lawrenceville on GA 316 and Sugarloaf Parkway for a mixed-use project. As for the McFarland Parkway project, Patrick says the area exhibits solid demographics in a site that was already zoned for big-box retail.
