Allen Morris Going Even Bigger For Next Phase Of Star Metals

The site being targeted by Allen Morris Co. for a new phase to its Star Metals District project.

The developer of the Star Metals District is looking to go supernova on its West Midtown project.

The Allen Morris Co. has filed an application with the Georgia Department of Community Affairs to expand Star Metals with an additional 775 residential units, 50 hotel/short-term rental units, 200K SF of offices and 80K SF of retail space. The 3.3-acre block site is next to Phase 1 of the mixed-use district and is bounded by 11th Street, and Edgehill and Bellingrath avenues, a mile west of Georgia Tech's campus.

Allen Morris has seen momentum at Star Metals already. The current project comprises an office building, the 409-unit Star Metals Residences apartments and a pad site for a future hotel. Tenants at the office include IWG's Signature by Regus luxury coworking location, which occupies 56K SF, and Seattle-based sales engagement software maker Outreach, which leases nearly 33K SF for its East Coast headquarters.

Allen Morris Chief Investment Officer Spencer Morris declined to comment. The second phase of the project is expected to deliver by 2027, according to the DRI application.
