Amazon Pays $130M For Atlanta Warehouse: The Atlanta Deal Sheet

The world’s largest online retailer has paid a pretty penny for a Fulton County warehouse.

Amazon, under the moniker Amazon.com Services, purchased Chattahoochee Logistics Center, a 1.1M SF cross-dock distribution hub at 7055 Campbellton Road in the Fulton industrial submarket in South Fulton, according to documents filed with the Georgia Superior Court Clerks' Cooperative Authority database. 

The seller is listed as WSRE CP CLC Investors, an LLC tied to Chicago-based Walton Street Capital. Amazon paid $129.7M for the facility, which was developed in 2020 by Atlanta-based Taylor & Mathis.

Amazon has been a prolific buyer of real estate in Georgia and beyond over the past few years for logistics centers and data center operations

Amazon and Walton Street didn't respond to messages seeking comment before press time. 

According to documents in the database, Walton Street obtained a $48M loan in 2020 from ING Capital.

Good Faith 108, an LLC based in Lawrenceville, purchased the 146-room Courtyard Atlanta Duluth/Gwinnett Place hotel from an LLC tied to Clarion Partners for $10.25M, according to documents filed with the Georgia Superior Court Clerks' Cooperative Authority database.

Gwinnett County valued the property at $3.1M last year, according to county records.

An Atlanta-based investment firm picked up a Lawrenceville shopping center anchored by Kroger for $23.4M.

Aggarwal Real Estate purchased the 273K SF 2100 Riverside Parkway from Maryland-based America’s Realty, according to documents filed with the Georgia Superior Court Clerks' Cooperative Authority database.

America’s Realty had bought the center in 2021 for $19.3M, according to Gwinnett County records

Dallas-based Aspen Oak Capital Partners sold Overlook Ridge, a 174-unit apartment complex at 100 Peyton Place Road in Atlanta, from Pittsburgh-based 100 Peyton Place Owner LLC for $37.5M, according to documents filed with the Georgia Superior Court Clerks' Cooperative Authority database. 

The LLC originally purchased the property in 2020 for $27M, according to Fulton County records.

A joint venture between Atlanta-based Radco Cos. and JSB Capital Group purchased Gardens at Camp Creek, a 385-unit apartment community in South Fulton, for an undisclosed sum, according to a press release. 

According to the Superior Court Clerks’ database, Radco paid $27.95M to buy the community from Cleveland-based FB Gardens at Camp Creek LLC.

That entity originally paid $37.5M in 2020 for the property, according to Fulton County records

The apartment community has since been rebranded as Rhythm at Camp Creek. Radco said in the release that it plans to “restore dozens of down units” and make other renovations to stabilize the property, which was first built in 1971. 

Berkadia’s Matt White and Scott Bray brokered the transaction.

Accounting and payroll tech firm Sage is expanding its office at Ponce City Market. 

Sage is leasing an additional 32K SF at Jamestown’s 619 Ponce timber-framed building in the iconic redevelopment in the Old Fourth Ward. Sage initially anchored the project in 2023 with 57K SF. 

Sage, with an existing 450 employees at Ponce City Market, plans to add 200 people over time at the expanded hub, according to a press release.

“By expanding our footprint and investing in the local workforce, we’re signaling a long-term commitment to this city as our North American headquarters,” Sage Managing Director Mark Hickman said in the release.

A former Chicago Bears cornerback is opening a child-focused training center in Snellville. 

Shaun Wade, along with his wife, Jordan, leased 4,400 SF at The Shoppes at Webb Gin for a KidStrong franchise, the first of two planned for Gwinnett County, according to a press release. 

KidStrong offers classes for children up to 11 years old that encourage brain, character and physical development using problem-solving and emotional regulation training. 

Monica Johnson and Kelsi Holman, who work with the landlord Continental Realty Corp., along with Morrow Hill’s Christina Dobbins, brokered the lease.

Consulting firm Korn Ferry leased 6,700 SF and law firm Moore & Van Allen inked a 2,500 SF lease at 3630 Peachtree, the 439K SF Buckhead office tower owned by Granite Properties.

Both firms were represented by CBRE’s Ellen Stern, while Granite was represented by Stream Realty’s Glenn Kolker, Bryan Heller and Parker Welton, according to a press release.

AI security firm Airia leased 10K SF at Coda, the 700K SF high-performance computing tower in Midtown developed and owned by Portman Holdings.

Stream Realty’s Preston Menning, Glenn Kolker and Malik Leaphart brokered the deal for Portman, while Capital Real Estate Group’s Trey Dove represented Airia. 

DEVELOPMENT

Toro Development Co. broke ground on Overlook, a 301-unit apartment complex inside the Cumming City Center mixed-use project. The project, which will include a resort-style pool, courtyards and micro-offices, is slated to open in 2027.

Atlanta-based Third & Urban is renovating an additional 61K SF of its Virginia Highland retail Atkins Park Collection portfolio, according to a press release. Third & Urban already revitalized 35K SF in the portfolio’s first phase along North Highland and St. Charles avenues in December 2024. 

The firm plans to infuse $3M into building and streetscape improvements, including tapping local artist Janice Rago to paint a mural on the side of 842 N. Highland. 

Bridger Properties’ Shelbi Bodner and Lexi Ritter are leasing the property.

PEOPLE

Selig Enterprises promoted Malloy Peterson to chief operating officer of the storied Atlanta real estate development and investment firm. The move comes three months after former CEO Steve Selig retired, turning leadership over to his daughter Mindy Selig and nephew Greg Lewis.

Peterson joined Selig in 2017 and served as lead development executive for The Works redevelopment in Atlanta’s Upper Westside. She also helped to develop 1105 West Peachtree, home of Google in Atlanta. 

“Malloy has been instrumental in some of the most significant development work this company has undertaken in recent years, and her instincts for people, for projects, and for what this company is capable of are exactly what this moment calls for,” Lewis said in a press release.

Avison Young has named Jesse Whalen and George Bonvillain as senior vice presidents in the office tenant representation group in Atlanta. A 16-year veteran in the industry, Whalen most recently served as vice president with Bull Realty. Bonvillain was most recently a partner with Elfin.

Cushman & Wakefield named John Neal Scott senior director of the firm’s agency leasing group in Atlanta under the leadership of Stephen Clifton and Zach Wooten. With 16 years of experience, Scott was most recently senior vice president at Foundry Commercial.
