We snapped Grubb & Ellis? Jim Simpson and Westplan Investors?Ewoud Swaak yesterday at a birthday bash for 55 Marietta, the 390K SF  downtown  office tower  with the  $5 million facelift. (We think we spotted Heidi Montag stopping by out of kinship.) Westplan threw the party with Transwestern to show off the new renovation and to celebrate 55 Marietta?s 55th birthday. The 21-story  tower?s first-floor entrance was upgraded, the upper-level floors made more contemporary, and the power capacity boosted. The tower is at ?Main and Main? of fiber availability, which means it sits atop a fiber grid that supplies a connection for 16 telecom providers. Needless to say, the building (60% occupied) already has tenants like Time Warner Telecom and  Deltacom. The US Department of Labor  is there, too, but with the spruced up digs Westplan hopes to attract even more traditional office users.

Because Westplan owns 55 Marietta debt-free, it can offer what others cannot, Ewoud   tells us, and brokers at the party were tickled pink when they heard about  fully funded TI allowances and quickly paid commissions. They were so pleased that they broke out in applause when Transwestern (landlord rep) announced that tenant reps will get an added incentive of $1 per SF plus the traditional first month?s rent and 4% commission when their clients lease space at 55 Marietta.
