The band has broken up.
 
Jeff Shaw, Kevin Oats and CFO John Ward jackson fairlead commercial real estate
Jackson Oats Shaw as we knew it is no more. Veteran CRE players Kevin Oats,  former CFO John Ward  and  Jeff Shaw  have split from Scott Jackson and formed Fairlead Commercial Real Estate (although they still have ownership interest in some of JOS' portfolio). Officials with the new firm would only say they established a different business philosophy and decided to go their separate ways. The new firm already has a kitty of funds to buy core-plus and value-add office and industrial properties in Atlanta between $5M and $100M. They're even looking at Florida and Texas. Fairlead is  in talks  to purchase a handful of properties, but officials declined to ID them. Scott, with the newly renamed Jackson Corporate Real Estate, could not be reached for comment.
 
LEASES
 
Fulton Communications inked a 15K SF deal at Holcomb Woods Business Park near Old Alabama Road and Georgia 400. Studley?s Mark Kercher repped the company while PM Realty's David Tyler and  Chip Roach  brokered for the landlord, CommonWealth REIT.

Big Peach Running Co has  inked a 4,500 SF deal at 800 Peachtree St. Runners in Atlanta, of course, will be familiar with this store. City Realty Advisors? Tim Holdroyd  brokered the transaction.

unbound solutions hq 2002 perimeter summit transwestern breg baxendale jeremy adams cbre bill kilborn
Unbound Solutions leased 16k SF  for its HQ at 2002 Perimeter Summit, moving its HQ from 1180 West Peachtree St in Midtown. Transwestern's  Greg Baxendale  and  Jeremy Adams brokered the deal for Unbound, while CBRE's Bill Kilborn  repped the landlord.

Xanasure leased 35k SF  at 1077 Fred Dr in Morrow. Commercial Property Professionals' Daniel Levison and Office Warehouse Group's  CJ Young  brokered. Daniel also helped FRSTeam Inc secure 30k SF at 2401 Mellon Court in Decatur in a direct deal.
 
SALES
 
Atlanta Property Group continues its Atlanta buying spree, snagging Paces Cumberland, a 70k SF office building at 2675 Paces Ferry Rd in the Cumberland/Galleria submarket for a little more than $4M. APG plans to  invest $750k in renovations and upgrades  to the property. Colliers International's  Huston GreenDennis Mitchell, and  Hayes Swann brokered the sale.

Broadland Property Group purchased 4470 Chamblee Dunwoody Rd, a 61,500 SF office building that was 85% leased at the time of the buy. Commercial Property Professionals Daniel Levison  brokered the sale and will lease and market the property.

Fusion Creative  purchased its own 64k SF HQ  building at 745 Creekside Industrial Court in Lawrenceville?s Gwinnett Progress Center Business Park. The purchase price was undisclosed, but the bank listed the property  for $2.5M. Bullock Mannelly Partners'Patrick Laughlin  and JLL?s  Ray Dankberg brokered the sale.

Brixmor Property Group has sold Midway Village in Douglasville and Village at Southlake in Morrow to  two separate investors. Price was undisclosed. Midway Village is 74,700 SF and Village at Southlake is 53,300 SF. Cassidy Turley's Drew Fleming  and  Mark Joines brokered the sale.

Counsel RB Caqital purchased 787 Gerrard Rd, a 751k SF industrial building  in Lavonia, for $7M. NAI Brannen Goddard's David Beak brokered the deal.

Southern Belle Farm just purchased 131 acres in McDonough from Colony Capital to expand its corn mazepetting zoo, and  farm for $450k. Commercial Property Professionals' Jason Whitworth  and Keith Guthrie brokered the deal.

Newmark Grubb Knight Frank has been tapped by the City of Morrow to lease and sell several city-owned buildings and  land parcels  to private investors. NGKF?s Rod Mullice is leading the firm on the project. Among the properties being listed include The Executive Center at 1115 Mt Zion Rd; two retail strip centers at 5940 Jonesboro Rd and 6223 North Main St; and the former Macy?s retail store at Southlake Mall.
 
DEVELOPMENT
 
Seefried Industrial Properties, in a JV with Clarion Partners, is developing a 285,600 SF distribution facility for PPG Industries in the SouthPark Distribution Center near Hartsfield-Jackson Airport. JLL's Trevor Ragsdale, Paul Roeser  and  Alan Clayton  brokered the deal.

CRE vet  Jim Davenport  has joined Winter Construction as a business development manager  after stints with such outfits as Newmark Grubb Knight Frank and Richard Bowers & Co.

Ed Verret has joined Cassidy Turley's Atlanta office as senior managing director, helping lead the transaction and project management for the SunTrust Banks account. Ed previously was with American Express Co.

Matt Relick returns to Choate Construction Co from Juneau Construction as a senior pre-construction manager.
