A Charleston-based developer plans to transform an aging Central Perimeter shopping center into a mixed-use destination with a new public park.

Woodfield Development will redevelop North River Shopping Center, a 13-acre strip center off Roswell Road with a mix of 336 apartment units, 85 townhome units, retail and restaurants, The Atlanta Journal-Constitution reported.
The Sandy Springs City Council on Aug. 18 granted the $200M project a more than $4M incentive package, including a 10-year property tax abatement, to spur the redevelopment of the more than half-empty center located at 8830 Roswell Road, Urbanize Atlanta reported. Per the agreement with the city, Woodfield will deed a 0.71-acre green space to Sandy Springs that will be incorporated into the overall development, Urbanize reported.
Woodfield has already begun demolishing some of the vacant buildings at the site, with plans to begin construction later this year, according to the AJC. The land sale is expected to finalize next month, Woodfield Senior Vice President Patrick Kassin told the AJC.
“We continue to be really excited about the growth of the north end of Atlanta, specifically Sandy Springs,” Kassin told the publication.
DEVELOPMENT
A South Korean maker of battery energy storage devices plans to establish a $141M North American manufacturing headquarters some 50 miles east of Downtown Atlanta.
DeltaX plans a 100K SF battery storage facility on 25 acres at the Piedmont Regional Industrial Park in Monroe as part of an initial phase, Georgia Gov. Brian Kemp announced. That project is slated to be followed by additional development at the campus, including a corporate office building.
DeltaX builds advanced battery energy storage systems, also known as BESS, and artificial intelligence-powered energy management systems for utility-scale projects, AI data centers and commercial projects, according to the press release. The new facility will employ 250 people.
Georgia Department of Economic Development Senior Project Manager Jacob Lee led the state in incentive negotiations.
“This investment represents a major milestone in DeltaX’s global growth strategy,” DeltaX founder and CEO Stephen Kim said in the release. “Our Georgia facility will serve as the manufacturing hub for North America, enabling us to provide world-class Battery Energy Storage Systems more efficiently while creating high-quality jobs and supporting America’s rapidly growing demand for reliable and sustainable energy infrastructure.”

An investor represented by CBRE Investment Management purchased a two-building industrial park in Austell for $97.5M from Blackstone’s Link Logistics, according to sales tax records in the Georgia Superior Court Clerks' Cooperative Authority database.
Called White Oak Logistics Center, the project encompasses 569K SF of warehouse space that Link Logistics and Strategic Real Estate Partners developed in 2023, the Atlanta Business Chronicle reported.
The deal was part of a larger portfolio transaction between Link and CBRE Investment Management that involved 2.3M SF in total, with buildings in New Jersey and Charlotte, according to the ABC.

Louisville, Kentucky-based senior housing operator Ventas purchased the Winnwood senior living community in Marietta for $25.6M from Macon-based Rauls Property I LLC, according to sales tax records in the Georgia Superior Court Clerks' Cooperative Authority database.
The 189K SF facility, located at 100 Whitlock Ave. in Cobb County, last sold for a little more than $20M in 2012, according to Cobb County property records. The county appraised its value, including the 8 acres of land it sits on, at $31.9M earlier this year, according to records.

Tina Harris joined Colliers in Atlanta as senior vice president of its retail services platform, focused on landlord and tenant representation in the Southeast. Harris, a 25-year veteran in the commercial real estate industry, most recently served as senior vice president at Avison Young.

Atlanta-based real estate finance firm Peachtree Group is expanding its Buckhead headquarters to 46K SF at One Alliance Center, according to an application filed with the city of Atlanta. The firm is taking an additional 16,300 SF — a total that encompasses an entire floor — with a planned build-out cost of $800K, according to the application.
JLL’s Josh Hirsh represented Peachtree Group in the transaction, the lender’s co-founder, Greg Friedman, told Bisnow.
