Next New Building Belongs to...

... IHG? The big tenant is strolling the Central Perimeter, pondering whether  to build. That is the question. (Whether tis nobler in the mind to anchor what's there, or to take arms and use them to break ground.)

Sources say Cushman & Wakefield has issued an  RFP for up to 550k SF, mainly around Central Perimeter for an unnamed tenant. But sources say the tenant is likely IHG, given the firm was just tapped by the hotel giant to shop space for its HQ. With a lack of existing space, some brokers say the hotel company will consider anchoring a new office building. (Why order pre-made sandwiches at the deli when you can just buy the meat and make your own?) Cushman & Wakefield's John O'Neill (right, with Rob Stewart),Travis Jackson,and  Nan Loudon  are working the IHG deal.

Currently, IHG's HQ takes up the  largest share of space at Three Ravinia, the 814k SF pagoda-style tower off Ashford-Dunwoody Road. CBRE Global Investors has been in talks with various tenants there to possibly move out so it could free up 100k SF to make way for another State Farm requirement.
