Fitness Tenant With Hyperbaric Oxygen Treatment Signs 50K SF Deal At Reston Station

Comstock has landed a fitness tenant to anchor the next phase of its ongoing Reston Station development.

Vida Fitness is slated to open a 50K SF facility within a new office building in the development's Reston Row district in 2024, the developer announced this week.

The gym, located at 1845 Reston Row Plaza, will occupy three floors and feature a penthouse pool club open to nonresident members. The building is the fourth office building to open in the Comstock-owned area with more than 60 acres of developable land, executives with the developer told Bisnow in January.

Other amenities at the gym include a recovery center with hyperbaric oxygen treatment, IV treatments, cryotherapy and dedicated space for Bang Salon and Aura Spa, two other Vida brands. Vida is also planning to operate a full-service Fuel Bar, which will serve as a lobby bar and café and is slated to include coworking spaces and meeting areas.

Trainers will also lead outdoor fitness classes in Reston Row's planned Central Park. The gym will be the seventh location and second in Virginia for the D.C.-based fitness chain.

1845 Reston Row Plaza will contain 260K SF of office and is scheduled to be the first building to open in the new district when it opens in February 2024, Comstock Chief Operating Officer Tim Steffan told Bisnow. Construction began last year.

"The integrated combination of health, wellness and beauty represents another significant merchandising addition to the retail component of the Reston Station neighborhood and will provide an array of fitness and wellness opportunities to Reston residents and guests at the JW Marriott next door," Steffan said in a statement on Tuesday. "We look forward to VIDA bringing their established urban brand to Reston Station."

Plans for the district encompass a variety of uses. A 250-room JW Marriott with 93 condos is scheduled to open in May 2025. An additional 204K SF office building is scheduled to open its retail in June 2025.

Comstock is also planning a new 300-unit multifamily building, BLVD Reston Row.

Those projects join several new buildings that have already been completed on the northern side of the Dulles Toll Road and Wiehle-Reston East Metro station.

In the long term, Comstock is planning additional development on the southern side of the toll road and Metro station. Plans include a new office building designed by the late Helmut Jahn to mirror an existing Jahn-designed office at Reston Station, along with additional hotel and residential.
