Washington, D.C.’s office market closed 2025 with 7.2M SF in annual leasing activity. This is on par with the annual total of 2024, showing signs of stabilization after a pandemic-induced blow.
Trophy office assets continue to outshine the other asset classes, with a vacancy rate of just 10.7% at the end of Q4 2025. This is much lower than the average vacancy rate across the city of 22.5%.
