Cohen Equities Marketing 174K SF Office Building Near The Prince George's Plaza Metro

An office component of the major development near the Prince George's Plaza Metro station has hit the market. 

Cohen Equities retained Transwestern to market its 174K SF office building at 3311 Toledo Road in Hyattsville. The building is part of the Prince George's County Metro Center complex, sitting next to the development's Regal Cinemas, and surrounded by 1,044 residential units and another roughly 1M SF of office space. The building also sits two blocks from the Mall at Prince George's, which includes several department stores, dozens of smaller retailers and a food court. 

Developer Herschel Blumberg built the office as a build-to-suit for The Centers for Disease Control and Prevention in 2002. The General Services Administration renewed the CDC lease in 2014 but shrunk its footprint to 104K SF, leaving the top two floors vacant. Cohen Equities acquired the building in 2015 for an undisclosed price. 

"The property is well-positioned to capture a federal, state or county tenant that requires public transportation," Transwestern Senior Managing Director Mark Glagola said in a release.
