Residential Developer Plans 655 Units On Westphalia Site In Prince George's County
The Prince George's County Planning Department is scheduled to consider an application April 2 for Westphalia East, a 655-unit project consisting of townhouses, two-family and single-family houses.
The application was filed by an affiliate of Virginia Beach-based homebuilder LM Sandler & Sons, which acquired the parcel in January for $14M. The 58-acre site is directly to the east of the existing homes at the Westphalia Town Center portion of the development.
The 310-acre Westphalia development, spearheaded by Walton Westphalia Development Corp., sits near the intersection of Pennsylvania Avenue and the Beltway in Upper Marlboro, less than 2 miles from Joint Base Andrews.
The Westphalia East site has long been planned as residential and is separate from the portion of the development where Amazon had planned to build a 4M SF fulfillment center. The e-commerce giant pulled out of that plan in August in the face of vocal opposition from existing residents in the area.
Walton announced earlier this month it fully paid off its senior lender following the January sale, which it said put it in stronger financial position. Walton previously prepared and sold 346 townhouse lots on the Westphalia Town Center site to Ryan Homes, Mid-Atlantic Builders and Haverford Homes.
