Another new residential development is coming to NoMa, this one from J Street Development Co.

J Street, along with Nelson Architects, filed plans with the Zoning Commission to create an eight story, 64-unit apartment building at the corner of Congress Street NE and L Street NE, UrbanTurf reports.

The building would contain a mix of market-rate and affordable housing units, as well as a 3,930 SF penthouse. With one level of parking including only 16 spaces, the development team plans to incentivize public transportation. They will offer a one-time $50 transit card as well as a one-year paid Capital Bikeshare membership

The site, pictured above, is occupied by a vacant two-story warehouse and a three-story office building, both of which would be demolished. J Street's project would benefit from being close to 3rd Street NE, what some are calling the next 14th Street.

NoMa has several other project in the pipeline that will deliver hundreds of new residential units. Trammell Crow is planning a 650-unit mixed-use development at 1200 3rd St NE. Foulger-Pratt has a 300 to 400 unit mixed-use plan in the works on a 3.8-acre site in Eckington. [UT]
