Warrenton Group Proposes 183-Unit Deanwood Mixed-Use Project

The Warrenton Group aims to make Nannie Helen Burroughs Avenue a "main street" for Ward 7's Deanwood neighborhood, and has submitted plans for a new two-building mixed-use project.

The developer filed a planned-unit development application to build 183 units with 16K SF of ground-floor retail, UrbanTurf reports

On the site of the Holy Christian Missionary Baptist Church, The Warrenton Group plans to build 151 residential units in a 65-foot-tall building with 10K SF of ground-floor retail. On the corner of Nannie Hellen Borroughs Avenue and Division Street NE, the plans call for a 62-foot-tall building with 6K SF of retail.

The NHP Foundation, an affordable housing nonprofit, is partnering on the project. It would include 61 replacement units for the  Lincoln Heights and Richardson Dwellings communities and an additional 104 affordable units set aside for those making less than 60% of area median income.

Torti Gallas Urban designed the development. The project also includes streetscape improvements and a courtyard amenity space for residents. 

Across the street, The Warrenton Group is also planning a major redevelopment of the Strand Theater. That project, also going through the entitlement phase, would include 86 units and 1,300 SF of retail.
