Brookfield Plans 4-Building Mixed-Use Project Next To Amazon HQ2

A federal agency departure is clearing the way for a massive new development across from the Amazon HQ2 site in Pentagon City.

Brookfield Properties filed plans last week for a four-building development on the current site of the Transportation Security Administration's headquarters at 601 and 701 12th St. South, ARLnow reports.

The TSA in August 2017 selected a Boston Properties development site in Springfield for its new headquarters, where it plans to move next year. Brookfield Executive Vice President Greg Meyer told Bisnow in November, following Amazon's selection of the neighborhood, that the firm is considering redevelopment options but had not yet decided on its plans. Those plans have begun to come into focus with the latest application.

The developer is planning to raze the two TSA buildings and construct four new towers of up to 300 feet tall. A 14-story tower would include office space, two towers reaching 20 and 24 stories are planned for either residential or hotel, and a 26-story, 300-foot-tall tower is slated for residential.

The buildings would also include ground-floor retail, public spaces and outdoor seating. The application says Brookfield plans to build the project in phases. The developer worked with Venable on the proposal.

The property sits directly between the Pentagon City Metro station and one of the development sites JBG Smith is selling to Amazon as part of its second headquarters deal. Across 12th Street, Kimco Realty is nearing completion on a 26-story, 440-unit residential tower, part of a major project that is planned for additional residential, hotel, office and retail space.
