Metro-Adjacent Prince George's County Site With 1.6M SF Of Development Potential Hits The Market

A 14.8-acre site near the Naylor Road Metro station in Prince George's County that could support over 1.5M SF of development has been offered for sale. 

Isaiah 58 Properties LLC retained NAI Michael to market the site at 3100 Branch Ave. to prospective buyers, the Washington Business Journal reports

The property is near the intersection of MD-5 and Suitland Parkway, directly across the street from Naylor Road Metro station and about a quarter-mile from the District line. It is currently occupied by a 128K SF retail property, which includes a roller skating rink, a pawn shop and a church, plus a large surface parking lot. 

The site was previously on the shortlist for a Department of Homeland Security project. During that process, engineers determined the site could support 1.6M SF of development, plus supporting retail and parking.
