Dundee Capital’s senior analyst Frederic Blondeau tells us the decline in REIT activity that we saw in 2013 and into 2014 has hit a bottom. Two reasons: “Generalists” and global REITs' dedicated investors have begun enquiring again about Canadian REITs, “due to their current valuation levels and the Canadian dollar correction.” Plus, given the current spread between listed and direct cap rates, Frederic says Canadian REITs are a “credible alternative” to investing directly in Canadian properties. Frederic adds that interest rates should keep in check for the foreseeable future. Fundamentals of the multifamily, senior living, and industrial are solid.
