Ivanhoé Cambridge’s $50M investment into a partnership with local investors to build Projet QB (image), a mixed multi-residential and commercial complex in Quebec City is another sign of the company’s increasing interest in multi-rez in Canada and especially abroad. Montreal’s Rockhill project and Oakridge in Vancouver are other, current multi-rez projects. Some of the compelling factors, according to Ivanhoé Cambridge EVP Sylvain Fortier: location, or proximity to employment bases, urban transit, development partners with the expertise, contacts and capacity in a particular market to execute the development. “Opportunities for mixed developments in urban areas are rare,” he says.
