  Darrell Steinberg

  Darrell Steinberg is the Mayor of Sacramento and was the Senate President pro Tempore in the California Legislature. He is one of Sacramento’s most accomplished public servants, serving the Sacramento community for over 20 years. Steinberg represented California’s capital city in the California Legislature from 1998 - 2014, and was the first Sacramentan to serve as President of the Senate in over 125 years. Steinberg earned a reputation for confronting seemingly intractable problems and delivering results for California through consensus-building. Elected to the Senate in 2006, Steinberg became President pro Tempore in late 2008, at the deep end of the economic downturn when the state faced an unimaginable $42 billion deficit. Two years later, he was honored with the John F. Kennedy Profile in Courage award by the Kennedy Library Foundation in recognition of his leadership in bipartisan negotiations leading to the state’s fiscal recovery. Throughout his entire career, Steinberg led the Legislature on numerous complex issues, including the 2009 and 2014 state water agreements, criminal justice reform, and reinvesting over a billion dollars in career technical education. He led the common-sense pension reform eliminating flagrant abuses of the system. He authored legislation to expedite the legal process for large-scale environmentally sustainable projects. Steinberg also teamed up with Republican lawmakers to eradicate frivolous lawsuits and improve the Americans with Disabilities Act while motivating businesses to accommodate disabled customers. Steinberg has been a relentless advocate for mental healthcare, calling it “the under-attended issue in our time and in our society.” Heralded within the mental health community as the “most transformative figure mental health has ever seen,” Steinberg authored Proposition 63, the Mental Health Services Act, creating a one billion-dollar system for dynamic mental healthcare in California. He continued his work by fighting to fund 2,000 new mental health crisis beds in the 2014-2015 state budget. He also passed legislation to mandate insurance companies to cover treatment of children with autism and related disorders. At the local level, Steinberg played a key role in Sacramento’s downtown revitalization, obtaining state funding for a new courthouse, which is expected to create 1,800 jobs for the city. Steinberg also fought for state monies for career pathways to connect high school students to 21st century jobs, delivering millions of dollars to Sacramento area schools in the first round of funding. Since assuming office in December 2016, Steinberg has made economic development, addressing homelessness and providing year-round paid internships to Sacramento’s high school students through a new initiative, Thousand Strong, the cornerstone of his administration. In his short time in office, Steinberg has already positioned Sacramento to as potentially the first 5G city in the nation through a new public-private partnership with Verizon. Additionally, he has utilized his state experience and relationships to secure $64 million for homeless services and over $2 million to support Thousand Strong. He is just getting started. Steinberg graduated from University of California, Los Angeles, where he earned a BA in economics, then earned a Juris Doctorate from UC Davis Law School. He went on to serve as an employee rights attorney for the California State Employees Association for 10 years before his work as an Administrative Law Judge and mediator. Steinberg served on the Sacramento City Council from 1992 to 1998, and as an Assemblymember from 1999 to 2004. Steinberg and his wife, Julie, have two children – a daughter, Jordana, and a son, Ari.

  Mike DeFrino

  Mike DeFrino is Chief Executive Officer for Kimpton Hotels & Restaurants. As CEO, he is responsible for overseeing all personnel and systems to acquire, develop, renovate, operate and maintain the growing number of hotels and restaurants managed by Kimpton, and to administer the overall operation of the company. Currently, Kimpton operates 60 plus hotels and over 70 restaurants and bars across the U.S. with an additional 16 hotels in the pipeline. Kimpton was acquired by InterContinental Hotels Group (“IHG”) in January 2015, opening the door for a global launch and accelerated growth of the Kimpton brand within the U.S. DeFrino will focus on bolstering Kimpton’s collection of boutique properties in highly desirable, leisure destinations globally, ensuring that programming is a custom fit for the style of each property and its guest demographic. With a continued commitment to operational excellence, passion for a culture that cherishes heartfelt human connections, and a dedication for infusing Kimpton’s playful spirit into the guest experience, DeFrino is a long-time champion of great living on the road. DeFrino’s career trajectory with Kimpton has taken him from general manager (GM) to CEO in less than two decades, as he first joined the brand as the GM of the Alexis Hotel in Seattle in 1997. He also played a vital role in Kimpton’s expansion as the brand’s first East Coast Vice President, and subsequently as Senior Vice President of Hotels and Executive Vice President of Hotels. DeFrino most recently served as Kimpton’s third COO in its more than 30-year history, during which time he oversaw operations across the entire brand, with responsibility for sales and catering, marketing, on-property guest experience, and facilities oversight. He also oversaw all operational aspects of new hotels from underwriting to opening, as well as the conversions of existing hotels to the Kimpton portfolio, the implementation of Kimpton’s management systems, and training surrounding the brand’s unique approach to customer care. Before joining Kimpton, DeFrino worked for ANA Hotels in Washington, D.C. and Ritz-Carlton Hotels in Atlanta, Detroit and Los Angeles. Originally from Connecticut, DeFrino is a graduate of Emory University in Atlanta. He currently resides in Ross, Calif., with his wife and three daughters.

  Phil Oates

  Phil Oates is chairman of the board for Buzz Oates a leading commercial real estate developer in the Greater Central Valley of California. He is responsible for leading the company’s community affairs while respecting the heritage and faith of his iconic entrepreneurial father Buzz Oates. Phil is also a local owner of the Sacramento Kings. Passionate about his community and the future of the city Oates was one of the original investors instrumental in keeping the Kings in Sacramento. A frequent speaker for Rotary 2030 Club Christian Business Roundtable and Fellowship of Christian Athletes Phil focuses most of his professional endeavors toward sports community and charity. Oates was honored for his impactful contributions to Sacramento’s Positive Coaching Alliance at its Youth Sports Award event. The event is held each year to honor those who have demonstrated what it means to be a Triple-Impact Professional individual. Prior to Buzz Oates Phil held a high school and elementary school teaching credential. Phil earned a B.A. in Teaching with an emphasis in Psychology from Bethany College. In 1978 he left teaching to join his father in the family business learning every aspect from property management to eventual leadership within the organization. He continues to provide a bridge between the company and growing multi-generational needs of the Oates family. Buzz Oates is prominently involved in local philanthropic efforts that support faith-based fundraising children’s causes and education through its Marvin “Buzz” Oates Charitable Foundation that continues to honor and promote the legacy of his father. A great example of this effort in alliance with Destiny Church Buzz Oates and the Sacramento Kings is an event where over 4 000 children from 10 different Sacramento schools received bikes and toys during the holidays.   Randy Koss

  In his role as Chief Investment Officer, Randy oversees Fulcrum Property’s principal revenue generating activities including new development opportunities, leasing, sales, marketing, and communications. Randy’s primary focus is to further the development of The Bridge District that fronts the River in West Sacramento. Randy brings over 30 years of experience in all aspects of real estate including development, asset management, acquisition, operations, and finance. In his most recent role as Senior Vice President of Real Estate Development for the NBA’s Sacramento Kings, Randy led the effort for ownership on all the Kings’ real estate holdings with primary focus on the development of the new mixed-use Downtown Commons (DOCO) adjacent to Golden 1 Center. Prior to joining the Kings, Randy spearheaded the acquisition Pronghorn Club and Resort, a 640-acre luxury golf resort community in Bend, Oregon and served as President of the Company. From 2000-2011, Randy worked as an Executive Director for the Morgan Stanley Real Estate Funds where he was actively involved in the oversight of the fund’s investments in the Western United States, Hawaii, and Mexico. With over $3 billion dollars of real estate assets under his supervision, his primary focus was in master planned communities, resorts, land/commercial development, and oversight of large operating companies. Prior to working for Morgan Stanley, Mr. Koss spent eleven years in the retail business with The Macerich Company working in various capacities in development, asset management, property management, and finance. Randy is a graduate of UCLA in Economics/Business and earned his MBA at UC Berkeley’s Haas School of Business.

  Yohannes Cramlet

  Yohannes Cramlet is the Director of Real Estate Development with Mobilitie, the largest privately held owner and lessor of wireless telecommunication infrastructure assets in the United States. Mobilitie is focused on addressing the increasing demand for wireless data nationwide by delivering infrastructure that meets the needs and demands of mobile network operators, venue owners, and municipalities. Through a wide array of responsibilities, Yohannes has established a portfolio of infrastructure assets comprised of Cellular Towers, Distributed Antenna Systems, and Wi-Fi networks in every major metropolitan area of the United States. In his current role, Yohannes partners with large public venues to deploy fast, secure, and reliable in-building wireless infrastructure as much of wireless data usage now originates indoors. He leads client relationships and has negotiated some of the most complex in-building wireless infrastructure deployments in the nation’s largest public venues including LAX Airport, the Freedom Tower in New York, Churchill Downs (home of the Kentucky Derby), the world’s largest Wi-Fi network for MGM Resorts International, and several professional stadiums and arenas for MLS, NFL, and NBA teams. Prior to joining Mobilitie, Yohannes lead real estate acquisition efforts for T-Mobile USA, the third largest mobile network operator in the US, enabling him to understand how to remove the capital constraints of mobile operators while addressing their key performance metrics resulting in more much needed wireless infrastructure investment. Over his 13-year carrier in telecommunications, Yohannes has been responsible for over $500 million in wireless infrastructure investment. Before entering the telecommunications sector in 2005 at the height of the wireless boom, Yohannes began his professional career in the Sacramento Valley at Marcus & Millichap, a national real estate brokerage firm, and then later joined Forest City Enterprise, a national real estate development firm. In these roles Yohannes negotiated the acquisition and disposition of nearly $100 million in commercial real estate assets throughout California. A native of Sacramento, Yohannes graduated from Sacramento State University with a degree in Business Administration and received certifications in Project Management (PMP) and Strategic Planning (SPP) from Boston University. Today, Yohannes lives in Los Angeles with his family but still considers Sacramento home. His parents are proud business owners in the region and both he and his family are active with the Boys and Girls Club of America and the Boy Scouts of America.

  Todd focuses on investment and portfolio strategy, deal procurement, financial oversight, capital partner strategy and execution, and overall portfolio management for JMA. Todd joined JMA Ventures in January 2002 as executive vice president and general counsel and was later promoted to president and chief executive officer. Prior to joining JMA, he was an attorney with the law firms of Orrick, Herrington and Sutcliffe, LLP (San Francisco) from May 1999 to January 2002 and Allen Matkins Leck Gamble and Mallory (Los Angeles and San Francisco) from May 1997 to February 1999 where he served as JMA Venture’s primary outside counsel for six years and represented significant institutional and development clients throughout the United States. Todd is a passionate deal maker at heart and is experienced in the structuring of joint ventures and other complex business transactions in real estate acquisition, development, leasing and financing.   Barry Broome

  Barry Broome serves as the first President and CEO of the Greater Sacramento Economic Council. The organization is the catalyst for innovative growth strategies in the Capital Region of California. Barry is responsible for leading community-driven efforts to retain, attract, grow, and scale new businesses; develop advanced industries; and guide new job-creation strategies throughout a six-county region. In his role, he has established the first-ever public/private partnership economic development organization in the State of California; the organization comprises 37 CEO’s and 19 communities in the Greater Sacramento region. Previously, Barry was the President and CEO of the Greater Phoenix Economic Council (GPEC) where he delivered more than 50,000 jobs and 250 company locates into the Phoenix Region. Under his leadership, for six out of the ten years, GPEC was named one of the top economic organizations in North America by Site Selection Magazine. In 2013 he was also named Arizona Economic Developer of the Year, Arizona Real Estate Executive of the Year, and received the Phoenix Black Chamber of Commerce award. Prior to Arizona, Barry was the CEO of Southwest Michigan First (SMF), where he built an organization from scratch that was later listed in the Top 20 companies in North America by Site Selection Magazine. In 2006, SMF was named one of the fast 50 companies in Inc. Magazine, the first nonprofit to have that honor. Barry built and co-developed venture funds, angel networks, and 31 new ventures – primarily in the life science space in the Kalamazoo region. Barry was named Michigan Economic Developer of the Year in 2001. Preceding Michigan, Barry led the economic development in Toledo, Ohio, where he completed the largest industrial deal in the history of the United States called Project Jeep; which was built on 450 acres of brownfields in the North Central Toledo area. Barry was also the keynote speaker at Arizona State University’s 2009 graduation and has been a guest lecturer at the University of Chicago, Notre Dame, Arizona State University, University of Arizona, Kalamazoo College, and Western Michigan University.

  Ben Gumpert

  Ben Gumpert is the Chief Operating Officer (COO) of Sac Soccer & Entertainment Holdings. In his role, Ben oversees the full range of Republic FC’s operations and co-leads the MLS bid effort, with a specific focus on MLS business operations and stadium development. Ben joined SSEH in January 2017 as a consultant to Republic FC and the MLS bid. Previously, Gumpert was the Chief Marketing Officer for the Sacramento Kings and Golden 1 Center and played a key executive role in the design and construction of the new downtown arena as well as the new Kings brand. His responsibilities included leading the organization’s efforts in marketing, creative, strategy, analytics, communications, digital, and community impact. He joined the Kings after five years with the NBA, most recently serving as vice president of team marketing and business operations. Gumpert worked with all NBA teams to improve business operations, including ticket sales, sponsorships, marketing, digital, CR, and finance. Gumpert also led the Team Strategy & Analytics group while at the NBA with a charge of improving business operations for NBA teams through data-driven projects. Prior to the NBA, Gumpert was Consultant with Bain & Company in the LA, New York and San Francisco offices. Gumpert worked in the Technology, Media, and Telecom practice area, as well as the Private Equity practice area, focused on due diligence efforts for private equity firms. A native of Sacramento, Gumpert graduated from UCLA with a degree in Business-Economics and holds an MBA from Stanford’s Graduate School of Business.   Laura Knauss

  Laura Knauss an architect and Principal at Lionakis, where she has worked for more than 26 years. Laura sits on the firm’s Board of Directors and chairs the Lionakis Foundation, directing philanthropic activities on behalf of the firm’s nearly 200 employees. As a Sacramento resident for 30 years – Laura and her husband, Nick Docous, also one of the firm’s Principals, live in and raised their family in Curtis Park – she has witnessed significant change in the city. The firm, headquartered in Sacramento, relocated to its 19th and T Street location 20 years ago, one of the catalysts for the revival of the area. As the market leader for the firm’s education practice, Laura is passionate about the role that public facilities play in creating vibrant communities.   Daryl J. Carter is the Founder, Chairman and CEO of Avanath Capital Management, LLC, a California-based investment firm that acquires, renovates, and operates apartment properties, with an emphasis on affordable and workforce communities. Mr. Carter directs the overall strategy and operations of the Company. Since its formation in 2008, Avanath has acquired $2.5 billion of properties in 13 states in the U.S., comprising 12,000 apartment units. Avanath is vertically integrated and is an SEC registered investment advisor and an institutional fund manager, with capabilities that include acquisition sourcing and underwriting, construction, asset management, and on-site property management. Mr. Carter has 40 years of experience in the commercial real estate industry. Previously, he was an Executive Managing Director of Centerline Capital Group. Mr. Carter became part of the Centerline team when his company, Capri Capital Finance, was acquired by Centerline in 2005. Mr. Carter co-founded and served as Co-Chairman of the Capri Capital family of companies. He was instrumental in building Capri to a diversified real estate investment firm with $8 billion in real estate equity and debt investments under management. Prior to Capri, Mr. Carter was Regional Vice President at Westinghouse Credit Corporation and a Second Vice President at Continental Bank. Mr. Carter holds a Master’s in Architecture and a Master’s in Business Administration, both from the Massachusetts Institute of Technology. He received a Bachelor of Science degree in Architecture from the University of Michigan. Mr. Carter serves on the Visiting Committee of the MIT Sloan School of Management. In 2015, Mr. Carter received the MIT Sloan School Distinguished Alumni Award and served as the 2015 commencement speaker for the Sloan School MBA graduation. Mr. Carter is a Past Chairman of the National Multifamily Housing Council.   Ethan Conrad began his commercial real estate career in 1989 when he became an industrial real estate broker. He quickly established himself as a trusted name in the industry, which led to his continued success and a variety of awards acknowledging his accomplishments.   Paul Petrovich

  As a former high level athlete and starting with the shirt on his back fresh out of UC Davis, Paul Petrovich is now one of the largest commercial real estate developers in the Western United States. He specializes in the ever-changing and dynamic retail development arena as well as developing large infill mixed-use projects few would tackle. After a 17-year career as the area’s most prolific commercial real estate broker having closed over $7bln of investment sales, land and lease transactions, he made the rare transition to becoming a developer. Over the past 21 years, he has developed more than 70 projects totaling over $1.1 bln and has another $1bln of projects in his immediate pipeline. What is highly unique about Paul, is he developed all his projects with no financial partners of any kind and holds 100% fee ownership of all his assets. He is known for his direct, no non-sense approach to business and his willingness to overcome any barrier placed in his path while never giving up, something his WWII hero and highly decorated father instilled in him.   John Hodgson

  The Hodgson Company is a Sacramento based real estate development, land use and government advocacy firm which specializes in the entitlement and development of real estate and land use projects throughout Northern California. The Hodgson Company has been involved in some of the area’s most innovative residential and commercial developments, including master planned communities, infill development and mixed-use projects. More recently their focus has been on revitalization and mixed used development in the urban centers of the region. John Hodgson is active in both civic and volunteer organizations. He is a Full Member of the Urban Land Institute (ULI) and past Chair of the ULI Sacramento District Council. He was appointed by Governor Pete Wilson and served six years as the Chair of the Capitol Area Development Authority (CADA). In his capacity as CADA chair he is credited with contributing to the revitalization of midtown Sacramento. John currently serves as a Board member of the Downtown Sacramento Partnership and serves on its Governance Committee. He also serves on the Board and Executive Committee of the Midtown Association. He served several terms as Chair of the Sacramento Council of the North State Building Industry Association and currently serves as Chair of its Urban Infill Group focused on Sacramento downtown and midtown mixed-use development. John is a member of the State Bar of California. He is a graduate of UC Davis and King Hall (UC Davis School of Law).   David Brandenburger

  David Brandenburger specializes in the representation of tenants and landlords in the leasing and sale of properties in the greater Sacramento area with particular focus on the Natomas, Downtown, Midtown and Elk Grove submarkets. Mr. Brandenburger has completed more than 275 deals totaling over 3 million square feet with a cumulative value in excess of $350 million. Notable deals include the representation of Pappas Investments in the leasing of a 285,000-square-foot build-to-suit office campus in Elk Grove to the state of California and the representation of JMA Ventures in its acquisition of Downtown Plaza in Sacramento. The 680,000-square-foot shopping mall was subsequently sold to the new ownership group of the Sacramento Kings, which recently completed the $560 million Golden 1 Center and adjacent Kimpton Hotel, as well as over 1 million square feet of additional office and retail space. Prior to joining Newmark Cornish & Carey, Mr. Brandenburger was a leading sales agent for a company that produces conferences and tradeshows in the technology industry. His clients included EDS, HP, Intel, Microsoft and Oracle. Mr. Brandenburger provides his clients with in-depth knowledge of corporate structure and marketing strategy as well as enterprise sales skills and unparalleled customer service. Mr. Brandenburger is past president of the Active 20-30 Club of Sacramento, a service organization that raises money and sponsors hands-on events for underprivileged and disabled children in the area. He is also vice president of the board of the League to Save Lake Tahoe and a member of the Association of Commercial Real Estate (ACRE) and the Land Park Community Association.
