Brad A. Molotsky practices in the area of real estate law. He serves as a lead for the Duane Morris Project Development/P3 group and as co-head of the firm's Opportunity Zones group. Mr. Molotsky’s primary practice is focused in the areas of opportunity zone fund creation and fund deployment, financing, public private partnership (PPP or P-3), real estate joint ventures (including mixed-use, life sciences and multi-family development), commercial leasing (including a focus in cannabis leasing), and acquisitions and divestitures. He also has deep experience in environmental, social, governance, public company issues such as enterprise risk, internal audit, compensation, as well as energy efficiency, sustainability and corporate social responsibility. Prior to joining Duane Morris and for nearly 20 years, Brad served as executive vice president, general counsel and corporate secretary of Brandywine Realty Trust. At Brandywine, Mr. Molotsky was responsible for all legal operations of the company, including acquisitions and divestitures, financings, joint ventures, board matters, insurance procurement, litigation oversight, SEC filing oversight and the legal aspects of capital raising. During his tenure, the company grew from 40 buildings to approximately 300 buildings, totaling 28 million square feet. In 2020, Mr. Molotsky was named a national influencer in the Opportunity Zone space by OZ Magazine and won The Philadelphia Inquirer Influencers of Law Award for Real Estate. He was also named by The Philadelphia Inquirer as an Influencer of Real Estate for Real Estate Legal Excellence in 2019. He was also named in TheLegal Intelligencer's list of Pennsylvania Trailblazers for 2019. Mr. Molotsky was named one of Philadelphia Business Journal's 2018 "Best of the Bar: Top Lawyers in Philadelphia. He was also named General Counsel of the year by the Philadelphia Business Journal in 2014 and NJBIZ in 2013 and was awarded the Martin Luther King Community Service award in 2014, the Township Sustainability Leader Award in 2016 and the Roger Davis Community Service Award in 2017.

Adrian’s role at CoStar is to analyze the firm’s wealth of data on commercial real estate properties and transactions in order to advise CoStar clients on key trends and risks shaping Philadelphia’s multifamily, office, retail and industrial markets today. He is a Philadelphia native and has over a decade of experience using market research to help many of the world’s largest commercial real estate investors formulate strategies, raise funds and close deals. Adrian holds a bachelor’s degree in urban studies and real estate development from the University of Pennsylvania as well as a master’s in applied economics from Johns Hopkins University.

Ms. Doelger is responsible for acquisitions, dispositions and asset management. Previously, Ms. Doelger was an Associate Director of Redevelopment at Pennsylvania Real Estate Investment Trust, where she was responsible for project management and financial analysis of redevelopment projects within the company’s portfolio of enclosed shopping malls. Prior to joining PREIT, Ms. Doelger was a Senior Development Manager for Buckingham Companies, where she secured entitlements and directed building design for a variety of product types including market-rate apartments, student housing, senior housing, townhomes, and mixed-use properties. Ms. Doelger is also experienced in the development and leasing of retail properties, having directed real estate and development for Taco Bell in the Philadelphia area. She started her career with Kravco Company as an Urban Retail Specialist. Ms. Doelger holds an MBA with a concentration in Real Estate from the Wharton School at the University of Pennsylvania, where she was a Palmer Scholar and Co-President of the Wharton Real Estate Club. She also holds a Masters of City Design and Social Science from the London School of Economics and Political Science, where she received a Thouron Scholarship. Ms. Doelger graduated summa cum laude from the University of Pennsylvania with a B.A. in Urban Studies and Classical Studies. Ms. Doelger is a member of the Commercial & Retail Development Council of the Urban Land Institute, and was a co-founder of the Indiana District Council of ULI in 2007. Ms. Doelger has served on a variety of nonprofit boards in the Philadelphia area, and currently is a Director of the Passyunk Avenue Revitalization Corporation.

Ian Anderson, Senior Director of Research Head of Americas Office and U.S. Divisional Thought Leadership Ian Anderson has a dual role as Senior Director of Research for CBRE. In one role, Mr. Anderson is the Head of Americas Office Research, in which he analyzes, identifies, and communicates relevant trends impacting office markets. In Mr. Anderson’s other role, he oversees thought leadership for all local markets in the U.S. to ensure unique, local market insights are being generated to help guide client decision making. Prior to this role, Mr. Anderson was a Director of Research and Analysis for CBRE, overseeing thought leadership and research operations for the Pennsylvania region. Before joining CBRE, Mr. Anderson was the Director of Research for Grosvenor Fund Management in North America. His primary focus was to direct investment strategy by identifying the risks and opportunities of property sectors, metropolitan markets, and macroeconomic trends. Mr. Anderson has a Bachelor’ degree in Business and Political Science from the University of Pittsburgh, a Master of City Planning degree from the University of Pennsylvania and has undertaken significant post-graduate work in Economics at Temple University. Mr. Anderson is from Wayne, PA, and currently resides in Narberth, PA with his wife and two boys.

Scott is responsible for working with lending institutions and similar capital providers, procuring new debt at both the property and fund level and managing debt across the portfolio in each fund. Scott joined Rubenstein Partners in July 2015. Prior to joining Rubenstein Partners, Scott worked at KTR Capital Partners, where he was responsible for debt originations, debt portfolio management and cash management of the funds; the debt portfolio reached over $3.0 billion in total commitments and included portfolio financings, subscription facilities, fund level unsecured debt, build-to-suit and other construction loans as well as CMBS loan assumptions. From 2006 to 2011, he worked at LBC Credit Partners, a private equity firm focused on lending to middle market companies across the United States. In 2004, Scott began his career at Duff & Phelps, where he was focused on business valuation financial advisory. Scott graduated from University of Maryland in 2004 with a Bachelor of Science.

With over four years of commercial real estate experience, Harvey Pava, vice president, joined Walker & Dunlop as a result of the Deerwood Real Estate Capital (Deerwood) acquisition in January 2017. Mr. Pava is responsible for new loan originations specializing in retail, multifamily, office, hospitality, and industrial assets. Throughout his career, Mr. Pava has closed over $200 million in financing and is based out of the Englewood Cliffs, New Jersey office. Prior to joining Deerwood, Mr. Pava served as leasing and marketing agent for Aspen Square Management where he leased apartments in several multifamily communities, worked in various stages of property development, performed credit analyses and screenings, and implemented operational and sales strategies. Mr. Pava graduated with a bachelor’s degree from Sy Syms School of Business at Yeshiva University.

Kristin Rick is VP of Originations for Pender Capital. She brings over 15 years of national commercial real estate finance and management experience to the team. With the majority of her background in traditional bank funding, she is thrilled to now work on the side of private bridge financing. To Ms. Rick, Pender Capital’s common sense approach to funding transactions has been a breath of fresh air when compared with the stringent bank underwriting guidelines used in her past. Ms. Rick has lived and worked in major markets from LA to DC, and currently lives in Chicago with her family.

Councilwoman Maria D. Quiñones-Sánchez is a veteran activist with over 30 years of service to the City of Philadelphia, currently serving a third four-year term on Philadelphia City Council. Maria has advocated tirelessly for creating and preserving family-sustaining jobs, investing in a trained and educated workforce, reducing blight and transforming vacant land, keeping families in their homes, mandating ethics and transparency in government, revitalizing neighborhood economies, reforming unsafe demolition practices, and securing the rights of women, families, and workers across the City. Maria made history in November of 2007 when she rallied grassroots support and nearly 80% of the vote towards becoming the first Latina elected to a district seat in City Council. Her “Freshman 15” reforms, with colleagues Bill Green and Curtis Jones, Jr., improved transparency, modernized our municipal government, and saved the City over $60 million annually. In 2008, Maria was named “Best of Philly” new Councilperson and among the City’s future women leaders to watch by the Philadelphia Daily News. During her most recent term, Maria’s legislative achievements included the historic creation of a Philadelphia Land Bank, which vests strategic neighborhood revitalization in a single, transparent agency that empowers residents, small businesses, community groups, non-profits, and developers across the City to transform and re-purpose vacant and blighted land. Maria also led historic business tax reform to make Philadelphia’s manufacturing industry competitive again in the global marketplace by reducing tax liability for local businesses by nearly 50%, while ensuring that companies headquartered outside the City pay their fair share. Maria fought to keep Philadelphians in their homes by passing tax foreclosure reform, AVI assistance for vulnerable homeowners, a Longtime Owner-Occupant Program (LOOP), a strong Homestead exemption, and a property tax deferral program. Maria passed landmark water affordability legislation to ensure that all Philadelphians can access clean and affordable running water, by tethering repayment to ability to pay. And Maria fought tirelessly for demolition reform, introducing thorough legislation that requires demolition projects submit and abide by a comprehensive safety plan. In recognition of Maria’s expertise, Mayor Nutter appointed her to serve on a Special Investigating Committee on Demolitions Practices, a Blue Ribbon Commission of national experts on demolition and building safety standards, and the Police Oversight Committee. Maria currently serves City Council as Chair of the Committees of Appropriations; Chair of the Committee on Licenses and Inspections; Vice Chair of the Committee on Streets and Services; and Vice Chair of the Committee on Public Health and Human Services. Maria also serves as a member of the following committees: Rules; Parks, Recreation, and Cultural Affairs; Education; Labor and Civil Service; and Housing, Neighborhood Development, and the Homeless. Prior to serving on City Council, Maria served as the Regional Director for the Puerto Rico Federal Affairs Administration (PRFAA), serving Pennsylvania and Delaware. At PRFAA, Maria mounted a historic, seven-city voter registration and Get-Out-the-Vote (GOTV) campaign registering over 32,000 new voters and produced an estimated increase of 35% of the Latino turnout in the campaign’s targeted areas. Maria is a founding member of the Pennsylvania Statewide Latino Coalition and served as its first Co-Chair of the Board of Directors. From June 1996 to June 2000, Maria served as the first female and youngest Executive Director of ASPIRA, the largest Latino educational institution in Pennsylvania. Maria’s accomplishments at ASPIRA included the creation of the first bilingual charter school in Pennsylvania (Eugenio Maria de Hostos Community Charter School), and the development of a multi-million dollar school and administrative office building in her neighborhood of Hunting Park. From 1988 through 1996, Maria served in several city government positions including Deputy Commissioner of Elections and Legislative Assistant in City Council. She currently serves on the Board of Directors of the Pennsylvania Women’s Campaign Fund, a statewide political action committee working to elect progressive women to the State Legislature. Maria grew up in the Hunting Park section of the City and now resides in the eastern North Philadelphia neighborhood of Norris Square. She proudly represents both neighborhoods. Maria is married to Tomas Sanchez, JD. Maria and Tomas have two sons, Edgar and Tomasito, and are grandparents to Jace Antonio.

Dan Alger is a Vice President in the Urban Investment Group (UIG) at Goldman Sachs. Headquartered in New York City, UIG is an investing and lending vehicle within Goldman Sachs. Established in 2001, the Urban Investment Group is a domestic, multi-asset class investing and lending business that provides capital primarily to public-private real estate developments. Dan has worked on a broad range of transaction types including private equity, tax credits, construction debt and term loans. Notable transactions include the financing of New York City Bike Share, the largest privately financed bike share system in the world, and the Seward Park/Essex Crossing development, a multi-phase 1.9 million square foot mixed-use, mixed-income development across 9 sites of the Seward Park Urban Renewal in the heart of the Lower East Side of Manhattan. Dan currently serves on the Board of Directors for the NY State Association for Affordable Housing (NYSAFAH) and the Board of Advisors for NYU’s Furman Center. Prior to Goldman Sachs, Dan served as an Officer in United States Navy Special Operations. He holds a B.B.A. from the University of Notre Dame and an M.B.A. from the Wharton School at the University of Pennsylvania.

David Shapiro is an international tax attorney who focuses on business tax planning, including domestic and cross-border expansion, joint ventures, mergers, acquisitions, and financing transactions. He represents businesses and their owners in international and domestic tax planning. David's practice includes entity formation and structure planning, securities offerings and hybrid financings, joint ventures, and strategic acquisitions and dispositions. Where appropriate, David works with counsel in other jurisdictions to develop efficient cross-border transactional and operational structures. He also assists clients in preparing for and defending against audits and other litigated matters. Prior to joining Saul Ewing Arnstein & Lehr, David founded and was Managing Member of Shapiro Tax Law LLC, and prior to that was a tax partner of Dechert LLP.

Jay Dunn is Managing Director and Head of Capital Markets at Alliance Partners, in which capacity he focuses on strategic partnerships and joint ventures, equity capital raising, debt financings and acquisitions. Previously, Jay was a Director at Hentschel & Company (acquired by HFF in 2017), a boutique real estate investment banking firm based in New York City, where he completed over $26 billion of mergers & acquisitions, advisory and capital markets transactions. Prior to joining Hentschel & Company, Jay was a Vice President in the Capital Markets Group at Jones Lang LaSalle and an Associate at Morgan Stanley in the real estate investment banking group and MSREF private equity funds where he completed or advised on over $15 billion of transactions. Jay received a Bachelor of Science in Systems Engineering, with Distinction, from the University of Virginia and a Master of Business Administration from the MIT Sloan School of Management. Jay currently resides in New York City.

Michael Davis is the founding partner of The Plymouth Group, a Real Estate and Alternative investment company that has deployed, together with various Joint Venture partners, more than a quarter of a billion dollars of acquisitions in New York City and selected US markets. The company has grown to include development, management, brokerage and advisory divisions. Mr. Davis oversees acquisitions and day-to-day operations of the company, and takes pride in using his years of expertise to add value to the company’s projects on behalf of its private investors. As one of the national lead tax partners engaged in the Qualified Opportunity Zone practice, Joe actively engages with industry leaders, government officials, and investors to provide insights that help resolve tax and regulatory issues. He is also active in helping clients maximize QOZ tax incentives and structure Qualified Opportunity Funds and Qualified Opportunity Zone Businesses. Joe has provided tax advisory, structuring, modeling, and reporting services to various entities.
