The company is in the development process of over 9,000 acres in California The company’s activities currently cover over 9,000 acres with various projects encompassing over 56 million square feet of buildings and facilities. Mr. Benzeevi heads the company and serves as its President and Chief Executive Officer. Mr. Benzeevi is an active member of our community and serves on several regional boards. He is a visionary whose ideas and approach to development are now transforming our region. Mr. Schwimmer serves as Rexford Industrial's Co-Chief Executive Officer and on our Board of Directors since July 2013. Mr. Schwimmer has served as Co-Founder and Senior Managing Partner of our predecessor business and President of Rexford Industrial Realty & Management Inc. since December 2001. From May 1983 until November 2001, Mr. Schwimmer, a licensed California real estate broker, served at various times as manager, executive vice president and broker of record for DAUM Commercial Real Estate, one of California’s oldest industrial brokerage companies. Mr. Schwimmer’s thirty-year professional career has been dedicated entirely and exclusively to Southern California infill industrial real estate, including its acquisition, value-add improvement, management, sales, leasing and disposition. Mr. Schwimmer has experience forming real estate investment companies, managing real estate brokerage offices, serving as a real estate brokerage company board member and acquiring, repositioning, developing, leasing, selling and adding value to over thirty million square feet of industrial properties in Southern California. Mr. Schwimmer received his Bachelor’s degree from the University of Southern California in 1983 where he majored in business with an emphasis in real estate finance and development. Mr. Schwimmer serves on the USC Lusk Center Real Estate Leadership Council, is Board Chair of USC Hillel, and is the Allocation Committee Chair of the Los Angeles Jewish Federation, Real Estate Principals Organization.

For nearly 30 years, environmental and real estate lawyer Pamela Andes has worked hand in hand with developers and property owners to bring world-class developments to sites challenged with soil, soil vapor, and groundwater contamination. A strong and steady advocate for her clients, Pam has mitigated hundreds of millions of dollars of environmental liabilities and has shepherded a multitude of complex projects to completion. Pam’s multidisciplinary skill set and experience, combined with her upstanding reputation among agencies, consultants, and counterparties, can give new developments or redevelopment projects facing environmental concerns a distinct advantage—expedited decisions and a smoother path to resolution. She routinely identifies and implements creative strategies to make the deals happen. Pam is often at the center of helping her clients understand and minimize risks through contractual arrangements with counterparties or responsible parties, agreements with regulatory agencies, and/or environmental insurance policies, which serve an important role in resolving many site issues. She also oversees the work of risk assessors, consultants, litigation experts, and public relations professionals. She has extensive experience with understanding, messaging, and mitigating vapor intrusion, including the complexities of indoor air sampling and vapor barriers, sub-slab depressurization systems, and positive pressure solutions, among others.Having worked on all sides of real estate deals from purchase to permitting and from leasing to sale, Pam considers the entire lifecycle of development when looking at an acquisition or project plan. She is fluent in the potential obstacles for the full range of stakeholders—purchasers, lenders, contractors, landlords, tenants, buyers, regulatory agencies, and the public at large—as well as methods for positioning a real estate asset in light of its environmental condition for the property owner's future exit strategy. Due to her highly-developed knowledgebase, Pam takes the facts of a deal, translates the technically complex into everyday language for her clients, and prioritizes and highlights what matters. Pam loves to help people, so she also works with individual property owners in cases where decades-old environmental problems on land or in buildings are discovered and require a resolution before properties are sold or redeveloped. Outside her client work, Pam serves as the Chair of the Allen Matkins Community Outreach Committee, where she leads lawyers and staff in sustaining charitable works.

Joel is the President and Founding Partner of KPRS Construction Services, a Southern California based, ENR Top-400 general contractor. Having completed over $4 Billion in projects throughout California and nationally to date, KPRS has also become an integral part in constructing some of Culver City and the Westside’s most notable office, mixed-use and multi-family developments. A few Culver City projects include C3, Culver Steps, and recently started the Entrada and Building Y projects. Prior to founding KPRS, Joel was the Vice President and Territory General Manager of the Los Angeles region for Kajima Construction, Vice President of Construction for Maguire Thomas Partners, and with Turner Construction, based in the Southern California marketplace. For over 30 years, Joel has compiled a resume of some of Southern California’s most complicated and significant projects, such as Playa Vista, The Great Park in Irvine, The Aquarium of the Pacific in Long Beach, Pac Bell Park in San Francisco, Library Square and The Gas Tower in Los Angeles.

During his career, Mr. Floriani has been responsible for the acquisition, development, financing and disposition of over 10 million square feet of industrial real estate. Prior to co-founding Pacific Industrial, Mr. Floriani was a Partner and Executive Managing Director a privately held industrial real estate development and investment firm that completed more than $100 million in industrial transactions during his tenure. Prior, Mr. Floriani was a Vice President at DCT Industrial (“DCT”), the second largest publicly traded industrial REIT in the United States. At DCT, Mr. Floriani led all leasing, acquisition and development activities for the Southern California region and closed 14 transactions, increasing the 2.5 million square foot regional portfolio to 4 million square feet while simultaneously decreasing vacancy from 17% to 1% in 18 months. Prior to DCT, Mr. Floriani was a Partner at Phelan Development, a privately held development company that purchased, entitled, and constructed industrial properties throughout Southern California. Mr. Floriani joined Phelan Development by way of Panattoni Development where he worked on several million square feet of new ground-up development in Southern California valued at over $250 million. Mr. Floriani commenced his career at Spieker Properties which later merged with Equity Office Properties (“EOP”). During this time, Mr. Floriani helped negotiate a high volume of transactions culminating in the disposition of a $60 million dollar business park. Additionally, Mr. Floriani led a team that managed all construction activity for a 10 million square foot Class A office and retail portfolio and coordinated over $100 million dollars of construction projects. Mr. Floriani is a graduate of University of Southern California (B.S., Urban Planning and Development emphasis on Real Estate Development and Minor in Business Administration.) He currently lives in Newport Beach with his wife and three young children.
