  Nelson C. Rising

  Nelson Rising is a veteran of over 40 years in the real estate industry and the Chairman and CEO of Rising Realty Partners, LP, a real estate investment and operating company. He has led two large publicly traded real estate companies, chaired the Federal Reserve Bank of San Francisco and built some of the most iconic buildings and new communities in California and the West. Mr. Rising has also served as a top political strategist to some of the most powerful elected officials in the United States and has the distinction of having a street named after him in San Francisco, CA: Nelson Rising Lane. Prior to forming Rising Realty Partners, Mr. Rising was President & CEO of MPG Office Trust, Inc., the owner of over half of the institution-quality office space in downtown Los Angeles. From 1994-2005, Mr. Rising served as Chief Executive Officer of Catellus Development Corporation. During his tenure, he oversaw the company’s successful evolution from a railroad land company to a diversified development company and a real estate investment trust. Most notable of the many Catellus developments is Mission Bay in San Francisco, the largest mixed-use development in the history of the city. Catellus merged with ProLogis in September 2005 in a $5.5 billion transaction. From 1983-1994 Mr. Rising was a senior partner of Maguire Thomas Partners. During this time he was the partner-in-charge of the Library Square development in downtown Los Angeles, which included the 73-story, 1.3 million square foot US Bank Tower (tallest office building West of the Mississippi) and the 54-story, 1.4 million square foot Gas Company Tower. He was also partner-in-charge of Playa Vista, located between Los Angeles International Airport (LAX) and Marina del Rey. Playa Vista is one of the largest and most complicated multiuse developments in the history of Los Angeles and it includes the re-use of what was the heart of the Howard Hughes aircraft empire, including the famed “Spruce Goose” Hangar. A former Chairman of the Board of the Federal Reserve Bank of San Francisco, Mr. Rising is recognized as an authority in corporate and public finance. Mr. Rising is Chairman Emeritus of Washington, DC-based Real Estate Roundtable, which brings together leaders of the nation’s top publicly-held and privately-owned real estate ownership, development, lending and management firms to jointly address key national policy issues relating to real estate and the overall economy. Mr. Rising has also served as Chairman of the Grand Avenue Committee, and real estate advisor to and negotiator for the Joint Powers Authority, which consists of the City of Los Angeles, the Los Angeles Community Redevelopment Agency, and the County of Los Angeles. The Joint Powers Authority oversaw the Grand Avenue Project, a 3.6 million square foot, $3 billion development located on Bunker Hill in downtown Los Angeles. Mr. Rising currently serves on the Board of Directors and Executive Committee of The Irvine Company, which controls over 98 million square feet of commercial, office, residential and resort properties in coastal California. He also serves on the board of Foley Timber & Land Company. Mr. Rising is also a member of the Board of Trustees and Executive Committees of the California Institute of Technology and the W.M. Keck Foundation. Mr. Rising is well respected for his role in advising elected officials at all levels of government and is credited with managing the successful Mayoral campaigns of the late and legendary Los Angeles Mayor Tom Bradley, who served for twenty years as Mayor. He has chaired campaigns for California Governor and U.S. Senate as well. Mr. Rising received a B.A. with honors in Economics from UCLA and a Juris Doctor from UCLA School of Law, where he served as Managing Editor of the UCLA Law Review. He practiced law at O’Melveny & Myers prior to entering the real estate industry.

  A co-founder of MATT Construction with Paul and Al Matt, Steve Matt has been instrumental in setting the company’s vision and in contributing to its growth. Prior to founding MATT Construction, Steve had been responsible for all phases of estimating, procurement, scheduling and construction on a broad variety of projects, many with legendary architects. Steve is a graduate of the University of California at Berkeley with a degree in civil engineering. He also has LEED accreditation.   Jaime Lee is the Chief Executive Officer of the Jamison group of companies, a privately-held, family-run real estate business, which controls over 18 million square feet of commercial office, retail, medical, and multifamily properties throughout Southern California.  Jamison has been one of the largest commercial landlords in Los Angeles for the past twenty-five years. Since 2014, it has quickly become one of the city’s most active multifamily developers as well, bringing to market 5,000 units with an additional 2,500 units currently under construction and 7,500 more in development. Earning both BA and JD degrees from the University of Southern California, the Los Angeles native currently sits on the USC Board of Trustees where she co-chairs the Alumni Affairs and University Development committee and sits on the Executive, Audit Compliance Risk & Privacy, Nominating & Governance, and Academic Affairs committees. She is also a member of the Board of Councilors for the USC Dornsife College of Letters, Arts and Sciences and an Executive Committee member of the USC Lusk Center for Real Estate. A longtime university volunteer, Jaime previously served as President of the USC Alumni Association Board of Governors and President of the USC Asian Pacific Alumni Association Board of Directors. She has served the City of Los Angeles as an appointed commissioner under three different mayoral administrations. Appointed by Mayor Eric Garcetti, she was elected President of the Board of Harbor Commissioners for the Port of Los Angeles in April 2018, the largest container port by trade volume in the western hemisphere. She also serves on the Mayor’s International Advisory Council and as co- chair of the public-private partnership non-profit Global LA. She previously served for four years as President of the Los Angeles City Employees’ Retirement System Board of Administration, which oversees the City’s $22 billion employee pension fund, and on the boards for the Industrial Development Authority and the Quality and Productivity Commission. She currently serves the State of California as Vice Chair of the California Film Commission and previously spent seven years as a commissioner on the Speech Language Pathology, Audiology & Hearing Aid Dispensers Board. Jaime is active in the community as a board member of the Los Angeles Organizing Committee for the Olympic and Paralympic Games 2028 where she sits on the Executive, Compensation, and Conflicts committees, the Los Angeles World Affairs Council & Town Hall, and the Korean American Foundation Advisory Board. Recognized for her professional and civic contributions, Jaime has been named one of the 500 most influential people in Los Angeles by the LA Business Journal every year since 2018. She was honored by Asia Society Southern California as their 2020 Urban Visionary, by the USC School of Architecture with their 2021 Distinguished Business Leadership Award, and in 2022 with the LA Parks Foundation’s Rose Award and a Los Angeles Times Woman of Influence Award.   Jason Gannon is the managing director of SoFi Stadium and Hollywood Park. In this role, Gannon has primary oversight over Hollywood Park and its operational components, which includes SoFi Stadium, YouTube Theater, as well as the retail, office and parkland that form Hollywood Park, the near 300-acre mixed-use development being built in Inglewood, CA, by E. Stanley Kroenke.SoFi Stadium and Hollywood Park are transforming the site of the former Hollywood Park Racetrack to a year-round sports and entertainment destination for the enjoyment of people throughout Southern California, as well as visitors to the region. This will be the new must-see entertainment destination and gathering spot in the center of the Los Angeles basin. This monumental project is located two miles off the I-405, one-and-a-half miles off the I-105, and four miles from Los Angeles International Airport. The centerpiece of the district is a 70,000-seat stadium that is the home of NFL’s Los Angeles Chargers and Los Angeles Rams. SoFi Stadium features sporting events, including the Super Bowl LVI in 2022, the College Football National Championship game in 2023, and the Opening and Closing Ceremonies of the 2028 Olympic Games,as well as major concerts and other entertainment year-round.As managing director of SoFi Stadium and Hollywood Park, Gannon is leading a world-class team that includes Turner, AECOM Hunt, Wilson Meany and Legends.   A name partner of the firm, Anton N. Natsis is Chair of Allen Matkins’ Real Estate Department and is one of the top real estate attorneys in the United States. Mr. Weinert brings over 15 years’ experience to the capital markets team.   Mr. Wagman is a Managing Partner at GPI Companies, a Los Angeles-based real estate investment manager and development company.   John L Waldron, AIA is the Managing Principal of Studio T-SQ’s Long Beach office. He brings over 30 years of experience in the design, planning and entitlement of complex mixed-use infill projects both domestically and internationally. He does this by developing win-win projects for his clients and the communities they build in. Each project is shaped by its environment and formed around unique places for the community and the people they serve. Specializing in the multi-family, mixed use, retail and transit oriented development, John works with clients, cities, agencies and communities to design and entitle complex projects that meet the financial objectives of the client, while at the same time blending and embracing their location and environment. He does this by developing common project goals and objectives among the projects stakeholders and then working towards building a consensus on the project. These projects vary greatly in size and location; however, they all share the common challenge of developing a new project within an established community while adding value through thoughtful design and the development of unique people places. John received a Bachelor degree of Architecture from the University of Southern California.   Jim is the National Head of Retail Investments and Retail Capital Markets for Lincoln Property Company, and co-founder of the retail investment firm, Paragon Commercial Group, Lincoln’s west coast retail investment partner. Jim began his career as a real estate and finance attorney with Latham & Watkins LLP where he represented developers, equity investors and lenders in capital structuring, acquisitions, dispositions, leasing and entitlements throughout the United States. Jim co-founded Paragon in 2009 to capitalize on retail real estate investment opportunities resulting from the GFC market dislocation. Since that time, Jim has been honored by the Urban Land Institute as one of the “Top 40 Under 40” land use and real estate professionals in the United States, by the Los Angeles Business Journal as one of the top 5 retail real estate professionals in Los Angeles, and twice recognized by the Los Angeles Times as a Commercial Real Estate Visionary.   Ryan has been with Hackman Capital Partners since 2012 and is responsible for acquisition, development, leasing and asset management for Western US assets. Ryan has overseen numerous marquee projects while at the company, including the development and leasing of The Culver Studios, The Culver Steps and the Beats Campus; and has negotiated lease transactions with Apple, Amazon, Macys and other Fortune 500 tenants. He has acquired and managed company-sponsored investments with over $1B of market value. Prior to joining Hackman Capital, Ryan worked for ten years in acquisitions and asset management for The Archon Group, a fully-owned subsidiary of Goldman Sachs. During his tenure at The Archon Group, he worked on the growth and management of its portfolio in the Western region of the United States. Following his time at The Archon Group, Ryan was Senior Vice President of SCI Properties and was responsible for the sourcing and acquisition of nearly $2B of product. Ryan most recently served as Director of Asset Management at TriCal Commercial Investments, where he was responsible for leasing and asset management of the company’s portfolio throughout the Western United States.   Jonathan is a member of Avison Young’s Global Leadership Team.   Mr. Grossman is a Senior Managing Director at Meridian Capital Group. He opened the firm’s San Diego office in May 2011 charged with expanding the company’s presence throughout the western and southwestern states. In his 10+ years leading the west coast for Meridian, Mr. Grossman has built a team that has originated and closed more than $12 billion of debt and equity transactions spanning more than 600 loans across primary and esoteric asset types.   Gary M. Tenzer is Co-Founding Principal of George Smith Partners, Inc., (“GSP”). Mr. Tenzer co- founded George Smith Financial Services (GSP’s predecessor company) in 1979. The company was acquired by Grubb & Ellis in 1982 and became their national real estate financing division. After ten years, the firm was re-acquired in 1992 by several of its principals, then establishing George Smith Partners, Inc. Presently, the firm is owned by Mr. Tenzer and four co-principals.  With strong academic credentials and more than 37 years of experience in originating, structuring, underwriting and placing sophisticated real estate financing transactions, he has been personally involved in the placement of over $8.0 Billion dollars of real estate financing throughout the country. Placements have included: construction loans, permanent debt, mezzanine debt and both preferred and joint venture equity. The properties financed were comprised of: residential, multifamily, retail, office, commercial, industrial, mixed use, congregate care, hospitality, land development, large-scale community development and special purpose properties with debt and equity financing as large as $250 Million in debt and equity.  Mr. Tenzer is well qualified to provide expert opinions on real estate financing, feasibility, standards and practices and transaction matters. He has provided expert witness testimony in more than 300 real estate litigation matters and has testified in Federal and State court over 100 times. Unlike many other finance experts, he is not an academic, but an experienced practitioner that who testifies from a real-world perspective.   In 2002, Mr. Tenzer was appointed the real estate financing advisor to The Operating Engineers Pension Trust, $2 Billion Taft Hartley Pension Fund. In 2009, Mr. Tenzer was appointed as the interest rate expert in the General Growth Properties, Inc. (“GGP”), the second largest mall owner in the country, Chapter 11 bankruptcy. The GGP bankruptcy included 158 of its 200-plus U.S. malls.   Mr. Tenzer was a member of the board of directors of a NYSE listed developer of active-adult communities, nationwide. He was also a director of a federally chartered commercial bank, serving on both the bank’s loan and credit policy committees. He is a frequent guest lecturer in Real Estate and Real Estate Finance at the UCLA Anderson School of Management as well as both the graduate and undergraduate programs at the University of Southern California’s Marshall School of Business. For the past three years, he has also served as co-chair of the Crocker Symposium on Real Estate and the Law, jointly sponsored by the LA County Bar and the UCLA Ziman Center for Real Estate where he is a member of the Advisory Board.  Mr. Tenzer holds a BA in economics (with emphasis in Urban Land Economics), from the University of California, Berkeley. He earned an MBA in both Finance and Entrepreneurship & Venture Management, as well as an MSBA in Real Estate Finance, from the University of Southern California.
