  Sheila Dillon

  As a member of Mayor Martin J. Walsh’s Cabinet, Chief Dillon acts as advisor to Mayor Walsh on housing issues in the City, including the execution of the Walsh Administration’s housing plan Housing a Changing City: Boston 2030, and its Action Plan to End Veteran and Chronic Homelessness in Boston 2015-2018. She oversees the management of the Boston Home Center, the Neighborhood Housing Development team, the Real Estate Management and Sales team, and spearheads the City’s efforts around housing Boston’s homeless. In addition, she leads the Office of Housing Stability, which Mayor Walsh created in 2016 and charged with protecting residents’ tenancies in Boston’s competitive real estate market. This work includes managing a staff of 150 and a budget of $83 million, which includes federal grants from the U.S Department of Housing and Urban Development. Prior to her appointment as Chief of Housing, Sheila served as the Director of the Bureau of Rental Assistance at the Massachusetts Department of Housing and Community Development. She has also served as Deputy Director of DND’s Neighborhood Housing Division and as Deputy Director of Housing for the Boston Redevelopment Authority. Prior to her work in government, Sheila was the Director of Real Estate at the Massachusetts Housing Partnership and the Director of Development for the Dorchester Bay Economic Development Corporation. Ms. Dillon received her undergraduate degree from the State University of New York, an M.B.A. from Suffolk University, and a M.A. in Psychology from Pepperdine University. She currently lives in Boston with her husband and two children.

  Matt Edlen oversees acquisitions and development in the Midwest and East Coast for Gerding Edlen's various investment funds. Matt is responsible for sourcing, negotiating and executing on investment opportunities across key urban markets within those regions. Prior to his role in acquisitions, Matt was focused on the development and management of the firms internal multifamily marketing and sales platform. His efforts have helped the firm invest over $500 million worth of real estate across the country in cities such as Seattle, Los Angeles, Portland, San Francisco, Boston, and Chicago.   Bryan wants to bring great design and architecture to Boston’s neighborhoods. Those are some of the elements of the local real estate landscape that have kept him so engaged for the past 12 years – creating buildings that preserve Boston’s culture and character but are timeless and contemporary. Prior to co-founding Transom, Bryan gained experience generating, financing, and managing Related Beal’s portfolio of value-add and development opportunities. With specific examples including Congress Square and the Quinzani assemblage in the South End, Bryan was part of a team that helped Related Beal acquire a $1.7 billion pipeline of urban core development in Boston. Prior to Related Beal, Bryan was Director of Acquisitions for Beacon Communities. Bryan received his Bachelor of Science in finance from the University of Florida and his Master of Science in real estate development from Massachusetts Institute of Technology. He is a Certified General Real Estate Appraiser, a LEED Accredited Professional, and a Licensed Real Estate Salesperson.   Prior to founding KIG Real Estate Advisors (“KIG”), Mr. Krebs has over 25-years of real estate investment and development experience ranging from institutional investment management at UBS and JP Morgan to opening and leading the vertically integrated private equity firm Normandy Real Estate Partners Boston office. KIG operates under two ventures, Strategic Land Ventures (www.strategiclandventures.com) and Washington Square Ventures (www.wsvllc.com), platforms that focus on residential development from land acquisition and permitting through vertical development. Mr. Krebs began his career in New York holding positions with global investment management firms UBS and JP Morgan. While at JP Morgan, Mr. Krebs held the title of Senior Vice President and team leader, responsible for more than $4 billion in real estate investment and development on the East Coast. At UBS, Krebs was an Assistant Vice President, investing more than $500 million in equity into real estate for pension funds and foreign investors. Brian is located in Boston. Brian has more than 25 years of experience in the real estate industry, with considerable experience in commercial real estate finance.   Andrew Gnazzo, managing director, is responsible for originating market rate and affordable multifamily loans, with a primary emphasis on the Northeast region of the United States. Mr. Gnazzo has been with Walker & Dunlop for ten years, with production in excess of $3.5 billion, primarily through agency and HUD executions.   Todd Trehubenko has 30 years of experience in financing and structuring complex apartment transactions, with a strong emphasis on affordable and mixed-income housing. Over the course of his career, he has personally arranged over 230 transactions through a wide variety of capital sources, including FHA, the GSEs, banks, life insurance companies, and state housing finance agencies. Todd has held senior executive positions at multifamily lenders Walker & Dunlop and CWCapital and previously was CEO of Recap Real Estate Advisors, a nationally-recognized provider of advisory and transaction services for multifamily housing. Affordability Solutions & Community Development: Bridging The Gap & Meeting Much-Needed Demand

  Chrystal Kornegay currently serves as Chief Executive Officer of MassHousing which lends over $1 billion annually to produce and preserve affordable rental housing and create homeownership opportunities for low- and moderate-income borrowers. Under Chrystal’s leadership, MassHousing launched a highly successful Down Payment Assistance program; secured over $80 million to expand its Workforce Housing initiative; and developed a nationally recognized program for homeownership production in communities of color. Before joining MassHousing, Chrystal served as the Baker-Polito Administration’s Undersecretary for Housing and Community Development where she successfully advocated to increase state capital dollars for affordable housing by almost 18%; partnered to increase rental subsidies for low income families by 42%; and collaborated to dramatically reduce the number of homeless families in motels. Prior to her work as Undersecretary, Chrystal was President and Chief Executive Officer at Urban Edge, one of New England’s largest community development corporations. She is credited with leading the organization’s financial transformation, resulting in a $3 million increase in the Agency’s net asset position. Chrystal serves on the boards of the Massachusetts Department of Transportation and the Massachusetts Bay Transit Authority, the National Housing Trust and is a member of the Federal Home Loan Bank of Boston’s Advisory Committee.   Clark Ziegler is Executive Director of the Massachusetts Housing Partnership, a quasi-public state agency that finances affordable rental housing, provides mortgage financing for first-time home buyers, provides technical assistance for housing and neighborhood development, and is a major contributor to state housing policy. He has been with MHP since its inception in 1985 and has been chief executive since 1990. During his tenure MHP has delivered financing or technical assistance in nearly every city and town in the Commonwealth, including financing for more than 23,000 units of affordable rental housing and more than 20,000 affordable homes for low-income first-time buyers. In total MHP has delivered $4.9 billion in below-market financing either directly or through participating banks. Between 1976 and 1981, Mr. Ziegler was in Washington, DC as an LBJ Intern, legislative assistant and then administrative assistant (chief of staff) to Massachusetts Congressman Robert Drinan, where he specialized in energy, environmental, budget and tax policy and staffed the House Subcommittee on Environment, Energy and Natural Resources. From 1983 to 1985 he was Deputy Director of Development and Public Affairs at the Massachusetts Bay Transportation Authority. Mr. Ziegler serves as a governor's appointee on the board of the Community Economic Development Assistance Corporation, which provides financing and technical assistance to community-based nonprofits across Massachusetts. He chairs the board of the Housing Partnership Fund, a federally-certified community development financial institution and a lending affiliate of the Housing Partnership Network, an organization that brings together the nation's leading housing and community development nonprofits. He also serves as a director of the National Association of Affordable Housing Lenders, which represents leading banks and nonprofit loan funds across the U.S. engaged in community development lending. As an Ipswich resident Mr. Ziegler served as chairman and as a 15-year member of the town’s Finance Committee, overseeing local spending on municipal government and public education and making recommendations on zoning and all other matters before town meeting. In 2006 he received the Community Service Award from Citizens Housing and Planning Association and in 2011 the Boston Globe named him one of the top ten innovators in Massachusetts. He has a bachelor's degree from Hampshire College and a master's degree in public policy from the Kennedy School at Harvard University.

  Gwendolyn Noyes

  Gwen Noyes has been a partner of Oaktree Development and its predecessor, Unihab Inc, since 1973, when Arthur Klipfel and she founded Unihab. Her work in these multi-family housing development companies has been focused to date in Cambridge and several metropolitan Boston cities. Trained as an architect, she has been the designer and partner in charge of many complete renovations and new communities totaling several hundred units. Frequently working in neighborhoods that are apprehensive or resistant to change, Ms Noyes has gained substantial experience in successfully permitting Oaktree’s projects. She helps neighborhoods to envision the contribution that an Oaktree community will bring. She also led in the sociologically complex formation and development of the Cambridge Co-housing community, an award winning, and nationally acclaimed example of environmentally responsible design. Gwen and her husband, Arthur Klipfel, live in this community. Ms Noyes has a Master of Architecture degree (honors) from the University of Pennsylvania and a Bachelor of Arts from Vassar College. She has lived and worked in Cambridge, MA for thirty eight years, though she enjoyed brief working stints in Japan, Denmark, and NYC. She has traveled extensively and served as an officer and President of the Board for the Cambridge Center for Adult Education. She has also served as a founding trustee on the City of Cambridge’s Affordable Housing Trust, and is a member of Cambridge Friends' Meeting (Quaker), where she heads the EarthCare Witness Committee. Growing up on an organic farm in Illinois provided the 'germ' for Gwen's concern for the environment, and has long found expression in the design of energy efficient, transit oriented, high-quality, multifamily housing that fosters a sense of community.

  Nancy Goldsmith, Managing Director of Operations, has worked with the principals of The Bozzuto Group for 25 years. Nancy oversees operations for an apartment portfolio of over 37,000 units across 135 communities containing over 700,000 square feet of retail in New Jersey, New York, Pennsylvania, Connecticut, and Massachusetts. Nancy works in conjunction with the executive team to drive performance at the property level and provide strategic support to both her clients and team.   President Jordan Warshaw is a 25-year industry veteran. He began his career as a real estate and zoning attorney and spent the next 15 years working at Boston real estate firms The Druker Company and The Davis Companies prior to founding Noannet in 2011. Mr. Warshaw is a current or past board member of The Winsor School, Boston Center for the Arts, Stop Handgun Violence, Topf Center for Dance Education, Voice of Reason and Westwood Girls’ Softball, is the Chair of Winsor’s Facilities Committee, a member of the Roxbury Latin Alumni Leadership Giving Council, and has coached more youth soccer, softball and baseball teams than he can count.   Rick Haughey is Vice President, Industry Technology Initiatives.   Paul is the founder and President of Cornerstone Realty Capital LLC. In the past 15 years, Cornerstone has become one of the top commercial mortgage brokerage firms in New England. Its clientele includes some of the best known and respected owner/operators in the business. Paul started his career as a commercial lender with National Westminster Bank in New York City in 1985.
