The 31.5-acre property at the intersection of the Dulles Toll Road and Monroe Street, half a mile from the under-construction Herndon Metro station, will serve as the site of Tishman Speyer’s primarily residential 1.6M SF, mixed-use Woodland Park East development.
The site will have 678 residential units, 12% of which will be affordable, composed of 515 apartments, 74 townhouses and 90 two-over-two stacked residences. The plan, approved by the Fairfax County Board of Supervisors in February, includes a 560K SF of office across 14- and 16-story towers with up to 20K SF of optional ground-floor retail, 6.1 acres set aside for public parks with recreational space and 2.8 acres of private open space.
Reston-based homebuilding and mortgage company NVR will lead construction efforts.
Kings Crossing

Developer: Cafritz Interests
Cafritz Interests subsidiary Novus Property Holdings won unanimous approval from the Fairfax County Board of Supervisors July 27 for a highly amenitized, 350-unit multifamily project on 5.29 acres. At the intersection of Route 1 and Fairview Drive, the tapering four- to six-story building will replace a Wendy’s, a martial arts studio and two vacant buildings. The project includes a 560-space interior parking garage, a pool, fitness and business centers, a dog spa and a bike repair room.
The planning commission deferred its vote to July due to numerous issues with the plan, which were quickly updated to comply with Mount Vernon Planning Commissioner Earl Flanagan’s standards. He hopes it will serve as a model and catalyst for new construction in the area. Delivery is slated for 2018.
Lofts at Reston Station

Developer: Pulte Homes
Pulte Homes will redevelop the site northeast of the Wiehle-Reston East station at 1825 Michael Faraday Drive with 32 multifamily units and 12 townhouses.
The project, which won approval from county supervisors in November, will create a new urban neighborhood at the 1.58-acre site, and replace the small office and surface level parking that currently occupy the location. Pulte will extend Michael Faraday Drive and Reston Station Boulevard and pay $44K for a traffic light at the intersection.
