Sustainability Meets Functionality At Pastoria

Pastoria is Hillhouse Construction's latest Zero Net Energy/Zero Carbon Emissions project in Sunnyvale, featuring an array of groundbreaking technologies unique to the project.

Combined, these innovations drive it beyond Hillhouse’s previous ZNE endeavors to “a class of its own,” according to president Ken Huesby, giving it the ability to uniquely serve owner and tenant needs.

The building's numerous efficiencies may be attributed to its Power-over-Ethernet infrastructure and building operations management platform, and Ken's confident they will prove invaluable to tenants.

Nearly every facet of the 42k SF building’s vital functionality—lights, windows, ceiling fans, skylights, security systems and more—will be completely powered through low-voltage Ethernet cables and IT switches as opposed to standard electrical.

The advantage here is twofold. First, this Power-over-Ethernet system transmits power and data through the same cable, so building functions such as temperature, daylighting and air quality can be digitally managed and optimized for efficiency in real time. Its second benefit is scalability for future tenant and evolving IT demands, as the PoE infrastructure allows for easy and continuous adaptation.

The LED lighting is especially noteworthy. It's Kelvin-tunable to allow the interior to mimic varying levels and hues of natural light, benefiting workers in many ways that one-dimensional office lighting can’t.

At Pastoria, the outdoor space has not been neglected. A 5k SF rear patio is more than just a fresh air meeting space—just like every aspect of the building that blends functionality with sustainability, its shaded solar canopy provides additional solar surface area to produce energy. The panels have a unique transparent design that lets light in, with a solid surface that keeps rain and debris out.

Pastoria is set to complete this December and will be striving for LEED Platinum certification.
