The Revitalization Of Sugar Creek On The Lake, A Premier Waterfront Property In Greater Houston

The property is owned by Ameeco Management and leased by Lee & Associates. Ameeco Management hosted Bisnow’s Future of Houston Office event at Sugar Creek on Aug. 4. 

ABOUT THE ASSET

Ameeco Management CEO Ameen Kesaria said Sugar Creek on the Lake offers something most assets in Sugar Land and surrounding submarkets can't match: convenience without the trade-offs. 

“The building has direct access on and off U.S. 59, and it's only 15 to 20 minutes from the Galleria in Houston,” he said. “At the same time, you're in one of the safest cities in America, with a lake view, ample parking and a true sense of place for tenants and their families.”

Following deferred maintenance under previous ownership, Kesaria said Ameeco is doing a significant capital push to modernize the 1982 property. This includes replacing all of the system controllers and chillers and upgrading several of the building's design elements.

Kesaria said this is just the start, as Ameeco plans to add new amenities to the space, including a new café and a banquet hall. Also in the works are a bank leasing a spot in the front of the building, salon suites and a local coffee roaster to bring more foot traffic into the building. 

“One of the bigger projects underway is converting the auditorium and the ninth floor into a banquet space that can accommodate 400 guests, complete with a rooftop bar and views of Sugar Land and the lake,” Kesaria said.

Sugar Land offers a dynamic environment for work and leisure, Kesaria said. 

Nearby, the 1.4M SF Sugar Land Town Square offers dining options like the Texas staple Perry's Steakhouse & Grille. In the heart of the town square is Sugar Land Marriott, a 300-room hotel with more than 24K SF of event and meeting space. 

Oyster Creek Park is 10 minutes away, offering a peaceful escape with activities including biking, hiking and wall climbing.

Beyond capital improvements, Kesaria has been a Sugar Land resident for more than 20 years. He said this “local, hands-on perspective” shapes how Ameeco thinks about the tenant mix and what this market actually needs from a building like Sugar Creek on the Lake.

“What really sets us apart is that if a tenant has an issue or a need, they can speak directly with ownership and get it resolved,” he said. “This is something you don't typically see at an asset of this institutional grade.”
