Wheeling Town Center Construction Well Underway

Construction of Wheeling Town Center, a $110M transit-oriented, master planned, mixed-use development, is well underway at 351 West Dundee Road, the former Wickes Furniture site. Next to the Wheeling Metra Station, the project will feature over 300 high-end apartments and 100K SF of retail. It will be anchored by CMX, a first-run dinner theater, and restaurants ranging from fast-casual to elegant dining.

Wheeling Town Center is being developed by Lynmark Group, a third-generation family-owned real estate development that has developed over $1B worth of income-producing assets in multifamily, retail, office and hospitality. This project is spearheaded by Lynmark president Joshua Goldstein and vice president Bradley Friedman.

“This $110M investment we are making into the Town Center will only complement the significant investments the Village of Wheeling has made to modernize and expand neighboring park, sports and municipal facilities,” Goldstein said. “When completed in the fall of 2018, the Town Center will not only provide an opportunity for individuals and families to live, work and play, but will transform the area into an exciting destination for the residents of the village and neighboring communities.”

Callison/RTKL is serving as the project's lead designer. William A. Randolph is the general contractor, and NGKF is the development’s exclusive commercial leasing agent.

“The project has been years in the making and there is tremendous excitement to see it come to fruition,” Village of Wheeling economic development director John Melaniphy said.

The leasing team at NGKF has locked in a 10-screen, first-run CMX movie theater with state-of-the-art technology, high-end finishes, oversized leather seating, a stylish lounge and bar area, and a full selection of food and beverage items.

“CMX is proud to be part of the Wheeling Town Center. We are certain that our guests will enjoy our luxury features. The theater will feature a carefully curated menu created by our partner from Chicago, Lettuce Entertain You, to create CMX’s unique cinema-going experience,” CMX CEO Jaime Rionda said.

The movie theater is on the pedestrian-friendly plaza that will serve as the central gathering place for the community and host public events.

The Wheeling Town Center project includes over 300 high-end rental apartments designed with top-tier energy efficiencies and resort-like indoor and outdoor amenities. That includes a fitness room, a spin class/yoga studio, a spacious lounge area, a private party room with demonstration kitchen, a café, a business center, a conference room, a dog washing station and a game room. A spacious courtyard with a pool, a fire pit, grill stations, dining tables, a covered cabana with TVs, a putting green, and an open lawn area for leisurely games and activities comprise the outdoor package.

The apartments will have views of Heritage Lake, the courtyard or the plaza. The adjacent Park District facilities have indoor pools, basketball courts, an extensive outdoor waterpark, baseball fields, walking paths, and a performance pavilion that features concerts and movies in the park. The nearby Metra Station provides easy access to Downtown Chicago.

The new theater and residential apartments are set to open at the end of 2018. Melaniphy anticipates the project’s progress will accelerate quickly once the preliminary infrastructure and early site work is completed over the next two months.

“The Lynmark Group and its leasing team have been working diligently to attract a unique tenant mix of restaurants,” Melaniphy said. “These, along with specialty retail and services, anchor the project and ensure the long-term viability, generative attraction and sales productivity of the development.”
