ADP Relocates Miami Office To Waterford Business District
Waterford Business District capped the third quarter with a win: HR and payroll giant ADP is relocating its Miami office to the 250-acre campus.
ADP signed for 78K SF at the Waterford Business District for its new Miami office location, according to a news release.
The deal was first revealed by Blanca Commercial Real Estate Vice Chairman Juan Ruiz at Bisnow’s Miami State of the Market event held at the Waterford Business District on Thursday.
“We’re excited to welcome ADP’s Miami office to Waterford Business District,” Ruiz said in a statement. “As the region’s premier global campus, Waterford is a testament to Miami’s rise as global business hub and reflects the growing demand for vibrant, well-connected environments that elevate the employee experience and foster innovation.”
The ADP office is a relocation from 10200 SW Sunset Drive in Miami to the Waterford Business District campus at Northwest 65th Avenue and Northwest Seventh Street.
Blanca Commercial Real Estate’s team of Ruiz, Andres del Corral, Jack Davidson, Tere Blanca and Jessy Aguila represented the landlords, Nuveen Real Estate and Pimco, which own a seven-building, 1.6M SF portfolio in the office park.
ADP, headquartered in New Jersey, has offices all over Florida, including in Fort Lauderdale, West Palm Beach, Fort Myers, Jacksonville, Orlando, Sarasota and Tampa, according to its website.
The district, which is situated adjacent to the Miami International Airport, spans 250 acres with more than 3M SF of Class-A office space. Nuveen and Pimco recently updated the lobbies and outdoor areas and built a conference center and a tenant lounge with games and meeting rooms.
The district has had a successful 2025, landing the headquarters of TracFone Wireless, a Verizon subsidiary, which signed a 51K SF lease in February. In May, Carnival Corp. purchased a roughly 15-acre site at the location with plans to build its new headquarters and house more than 2,000 employees by 2028.
Other tenants include Assurance, which relocated its headquarters from South Dade last year, and Subway, which signed for 60K SF for its headquarters in 2023.
