Waste Management Buys Medley Site For $379M: The South Florida Deal Sheet
Trash talk has taken on a whole new meaning after a 146-acre Miami-Dade County site approved for a landfill sold for nearly $380M.
An entity tracing to DunnCos sold 146 acres in Medley to Houston-based Waste Management for $379M, according to property records provided by Vizzda.
The deal included $366M in seller financing, which matures in 2046.
Waste Management seeks to turn the site at 9515 NW 95th Ave. into a Class 1 landfill for nonhazardous waste. The site is largely vacant aside from a portion dedicated to truck parking.
The deal figures to ease the county's waste management troubles after its Doral facility, responsible for burning half of the county's trash, went offline in a 2023 fire.
Building a new one would cost Miami-Dade $3B, $1B more than previously anticipated, the Miami Herald reported. DunnCos' Medley site had been considered for an incinerator replacement, but the county still hasn’t chosen a location.

An affiliate of Range Equity Management LP purchased an assisted living facility in Boynton Beach from The Lotis Group, formerly known as JKM Developers, for $35M, according to property records provided by Vizzda.
The sale included the 144-acre, 18-hole Delray Dunes Golf & Country Club, the South Florida Business Journal reported.
The buyer acquired a $35.5M mortgage from Pinnacle Financial Partners. Because the debt is higher than the public purchase price, it indicates the total value of the deal was higher than what was recorded in public records.
Residences at the 120K SF, 160-bed HarborChase of Boynton Beach start at $5,795 per month, according to its website.

The seller was an entity tracing to Cyril Bijaoui, a broker associate and principal for Longstead at The Corcoran Group.
A representative for the joint venture didn’t respond to a request for comment on the transaction price, but the Miami-Dade County property appraiser values the site’s market value at $27M.

Stewards Inc., formerly Favo Capital Inc., landed a $79M loan to refinance a 271-unit Hollywood multifamily building, according to a release.

The private credit company purchased the asset a year ago from GCF Development in a $190M exchange that included stock and the assumption of liabilities. GCF acquired 49 million shares in the company at a price of 76 cents per share.
Stewards, which aspires to list on the Nasdaq Stock Market, has made some changes since the acquisition.
