Liquid energy supplier Global Partners has opened a new office in Newton.

The energy company opened a 125K SF office at Greatland Realty Partners and Barings' 275 Grove St. campus in Newton, Global Partners announced Monday. Its office will occupy three of the four floors in the 165K SF Building 3 of the 510K SF campus.
The move represents a 75% increase from the company's previous office at Intercontinental Real Estate Corp.'s Watermill Center in Waltham. The new office has 38 conference rooms, three dedicated collaboration spaces, coffee bars and other gathering spaces.
"This headquarters represents a major step forward for our company," Global Partners CEO Eric Slifka said in a statement. "We set out to create a space that reflects who we are today, the quality of our people, the strength of the Global Spirit, and the ambition we have for the future."
The location also benefits from its accessibility to I-95, the Massachusetts Turnpike and the Riverside Green Line station. The office is a roughly 20-minute drive from Logan International Airport.
Global Partners joins tenants including life sciences company Parexel and marketing firm Informa TechTarget.
Greatland Realty and Barings acquired the office property in 2023 for $117M from Alexandria Real Estate Equities.
LEASES
Anthropic signed a 24K SF lease at Alexandria Real Estate Equities' 667K SF One Kendall Square in Cambridge. The tech company, known for its Claude artificial intelligence chatbot, has an office in a Central Square WeWork, where it has 50 employees. The company plans to expand its team, with the new office having room for up to 120 employees.
FINANCING

MassDevelopment issued an almost $8M tax-exempt bond on behalf of an affiliate of South Boston Neighborhood Development Corp. The bond will be used to convert the vacant former St. Augustine's convent in South Boston into 36 senior housing units. Construction is underway, and the project is expected to be completed in 2028. Eastern Bank purchased the tax-exempt bond.

Affinius Capital and Axonic Capital originated a $46M construction loan for Dinosaur Capital's 7 Hartwell Ave. development in Lexington. The project is planned to include 130 housing units and 400 SF of retail. Amenities include a gym, resident lounge and coworking lounge.

MassHousing closed on $14M in permanent financing for WinnCos.' 114-unit The Westcott development in Swampscott. The financing was the last piece of a $69M package for the development. MassHousing also provided $12M in tax credit bridge financing and $2M in workforce housing financing. The project opened in July 2025 and is close to the town's commuter rail and MBTA bus lines.

MassDevelopment issued a $60M tax-exempt bond on behalf of regional transmission organization ISO New England to expand and improve its Holyoke campus. The bond would allow ISO to acquire a 5-acre parcel next to its campus to build a three-story, 79K SF facility. Construction is expected to begin this year and finish in 2028. TD Bank purchased the bond.

Boston Mayor Michelle Wu and Lt. Gov. Kim Driscoll celebrated the opening of 41 LaGrange St. in Boston. The project, developed by the Planning Office for Urban Affairs and St. Francis House, includes 126 units of income-restricted apartments. Of the new units, 70 are dedicated to individuals exiting homelessness and 56 units will serve as workforce, middle- and low-income housing.

Nordblom Co. began construction on its 154-unit multifamily project called Vantage in Dedham. The development replaces two underutilized commercial buildings next to Legacy Place with 131 market-rate and 23 income-restricted units. Amenities include a fitness center, work lounge, courtyard and sky lounge. The project is expected to deliver in 2028.

Cabot, Cabot & Forbes celebrated the topping-off of The Bolt, a 180K SF advanced manufacturing hub in Woburn. The developer was joined by John Moriarty & Associates, the U.S. Environmental Protection Agency, Jacobs and additional project team members at the Sept. 4 ceremony. The project is the latest development at the Anderson Regional Transportation Center and follows CC&F's $400M investment in the redevelopment of the former Superfund site.

The HYM Investment Group and development partners JT Magen & Co. and Extell Development filed plans to build a 1.8M SF development along Dorchester Avenue in South Boston. The development team plans to demolish existing industrial buildings to make way for the mixed-use project, which would include housing, retail and restaurant space.
